Agent Terms and Conditions
Final payment is due on arrival within office hours (9.00 am - 5.00pm Monday - Friday & 9.00am - 3.00pm Saturday) excluding the December and January period. If you are not arriving during office hours, the bond and balance is required 24 hours prior to your arrival.
Final payment for December and January is due one month prior to commencement of your accommodation and this is automatically deducted from the credit card given.
The guest accepts responsibility for and agrees to indemnify the owner against any loss or damage to the premises or contents during the guest’s occupancy. The guest must report any damages, breakages or lost items including keys immediately to Ray White Jervis Bay.
***The guest must provide an Indemnity Bond of $500 to complete the booking (for certain properties this may vary and is stated in the property description), and the owner is authorised to spend the bond to cover damage or loss caused to the premises or contents during the guest’s stay.***
*** The bond can be provided by a pre-authorised credit card transaction, or paid by cash. All cash bond payments will be refunded in full by electronic transfer within 10 (ten) days on the condition that there was no claim. Credit card Pre-Authorisations held will be removed within 5-7 working days. A full cleaners report is given at the end of each tenancy. Under no circumstances will the bond be refunded upon departure.***
The property is inspected after you vacate the premises. All occupants will be advised accordingly of any claim being made on their security bond.
Cancellations - In the event of a cancelled booking, the deposit is not refundable unless the premises are re-booked for the entire period. If we are able to rebook the premises a cancellation fee of $50 will be charged. The $80 booking fee is not refundable. No Refund will be given if the tenant vacates prior to the departure date.
The key will strictly be available from 1.30pm and not before, unless arranged and confirmed with the Ray White Real Estate office (excluding December and January). If you are arriving out of office hours, please refer to your confirmation letter for the location of the keys.
Keys will be available from 3:00pm and not before, this is applicable for all December and January bookings.
Check out from the property is strictly before 10.30 am. Keys are to be returned promptly to the office, failure to return keys to the office at 1/1 Burton Street, Vincentia by 10:45am will incur a $30.00 charge, which is hereby authorised to be deducted from the bond.
The owner reserves the right to request that his/her property be removed from the rent roll or put on the market for sale. Should the property you booked become unavailable, this office will endeavour to relocate you to a similar property. Should you not accept the alternative property (written notification required); monies will be refunded in full.
In the event of the property being offered for sale, the occupant agrees to allow the owner or their agent to inspect the property with prospective purchasers during reasonable hours by appointment.
Under no circumstances any weddings or functions are not permitted on the premises. Failure to comply will terminate this agreement.
You must provide your own linen, unless advised otherwise i.e. Sheets, towels, pillowcases, tea towels, table cloths, and face washers. Tenants are to supply personal items such as toilet paper, dishwashing and laundry detergents. Linen hire is available locally.
Garbage bins must be put out for garbage collection, refer to the performer at the property which indicates collection day. Excess garbage is your responsibility, and must be disposed of on departure. Excess garbage removal fees will apply at a starting fee of $30 depending on the amount of rubbish needing to be disposed of, which are hereby authorised to be deducted from the bond. If the bin is full upon arrival, please notify our office immediately.
It is the occupant's responsibility to ensure that the premises are in a clean and tidy manner and moving of the furniture is strictly prohibited. Please ensure that all BBQ’s and their utensils are cleaned and gas turned off. Extra Cleaning and furniture moving charges will apply at $35/hour, which I hereby authorise to be deducted from the bond.
If the BBQ gas bottle requires filling, the tenant is to refill the bottle and bring the receipt to our office for reimbursement.
Seafood is not to be cleaned or scraps left at the property.
Animals are strictly prohibited on any holiday premises. Breach of lease will result in loss of total bond.
No person on the premises shall be guilty of conduct that is a nuisance to adjoining or neighbouring occupiers. Excess noise is not permitted after 11 pm under any circumstance. Strata Title by-laws and regulation of home units are also complied with.
No responsibility is taken for the occupants personal property left at the premises.
You must not exceed the maximum number of guests which is advertised on each properties description. Failure to comply will terminate this agreement.
Description – our staff will describe the premises and its position to the best of our ability and in good faith. We recommend that you look at the photos on the internet. No responsibility, refund, or relocating for alleged misrepresentation can be accepted.
The tenant agrees to allow the agent or his nominee to enter the premises to arrange any necessary repairs. Any area of the property which is found to be locked and for which a key has not been supplied is private and not for tenants use. Anyone gaining unlawful access to a private area shall be found to be in breach of this agreement and legal action will be taken.
Failure to comply with the above-mentioned conditions will result in immediate termination of your tenancy and forfeit any rental monies paid including bond.
