Coach Cottage

Coach Cottage is a farm stay with 2 Alpacas, 2 Miniature Horses, ducks and chickens. We are located 20 min from Milton, Mollymook, and Batemans Bay and just 15 min from Ulladulla.

Coach Cottge is located only 7 min from the most pristine beaches on the South Coast.

Coach Cottage has one main open plan luxury bedroom with a queen size bed and one small bunkroom which sleeps four. The secluded cottage has a fully equipped kitchen, wood fire and barbeque but for a stress free and relaxing holiday, home cooked meals are available on request. Menu inlcudes home grown produce. 

Coach Cottage is the only rental on the property and offers compete privacy.
Your welcome pack includes our Free Range Eggs, Local Honey or Homemade Preserve, Home baked Bread and Bottle of Wine.

Dogs are welcome, but please notify us if you are bringing your pet.
Coach Cottage is fully fenced for your pet's enjoyment.

Coach Cottage is nearby the South Brooman State Forest, the Clyde River and Morton National Park, Murramarang and Meroo National Parks provide an immense natural environments to enjoy and explore. The unspoiled beaches, rivers, lakes and mountains offer unique recreational opportunities. For the bird watcher, there is an abundance of different native birds.

You will find all the house rules in the folder left on the table on your arrival.

NO PETS on the furniture especially the beds.

Departure - the property should be left in a similar state to its condition on arrival. 
That is, the barbeque, stove and fridge cleaned, floor swept and dishes washed and packed away.
Rubbish removal is the guests responsibility.
Check-out time is 10:00 by the latest, to allow time to prepare property for next guests. 

 

 

SAMPLE ONLY : Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owner in writing.

Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. 

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being relet then  a $50 cancellation fee will apply. 

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

NO PETS on the furniture especially the beds.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. 

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.  


Loss - the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing. 

If heading south from Sydney, stay on the Princes Highway bypassing Wollongong and Kiama, then continue through Berry, Nowra, Milton, Ulladulla, Burrill Lake and Lake Tabourie. You will now be about 15 minutes from the Termeil Service Station where you take the right hand turn onto the Old Highway. Continue for about 2km up into the Termeil Forest where you will see a rustic Coach Cottage sign on your left. Turn into this driveway and keeping to the left will take you down to Coach Cottage.

Please keep all gates shut at all times.
Electric fences are used on the property to keep the animals contained. You may need to open one of these on arriving and exiting - a white rope with an orange  plastic handle.
