Charges start at the advertised price depending on season, family numbers and duration of stay. The low pricing applies to the winter season; the highest rate is over the summer and Christmas holiday period. Minimum stay 7 nights. Requests for shorter stays will be considered subject to availability.

A bond is required (this is returned within 5-7 working days from departure, after a satisfactory inspection of the property). Other mandatory charges as listed. A pocket WIFI 3G Modem can be supplied for $120 for the first month and $75 for subsequent months thereafter.

Keys are picked up from a central office location in Darlinghurst on day of arrival. Check-in is from 2:30pm. Check-out is 10am.

1. This policy forms part of the Agreement between the Guest named on the Booking Summary (“you”) and the owner (“the owner”) of the accommodation property as detailed in the Booking Summary (“the Accommodation” or “the Property”). Your Agreement details the terms and

conditions which apply in relation to your rental of the Accommodation.

2.GXG Pty Ltd trading as Prestige Property Agency, which operates the www.prestigepropertyagency.com.au website (“Prestige Property Agency”) is the Owner’s agent for the purpose of this Agreement but is not the Owner. Please note that this Agreement is between you and the Owner.

3.The Agreement is a licence to occupy the Accommodation during the agreed period as set out in the Booking Summary (“Rental Period”). You are not a tenant of the Accommodation and you have not been granted exclusive possession of the Accommodation. You are renting the Accommodation under a licence of occupation.

4. Service Charges

These constitute a service fee or booking fee and are non refundable.

5.Bookings and Payment: 

5.1.Deposit Payment: A deposit of 50% of the total charges for your booking is due upon booking the accommodation to secure the dates required. Once we receive this payment you will receive a booking confirmation email from Prestige Property Agency. At this point a binding contract is formed between you and the owner. 

5.2.Balance payment: The balance of the rental payment is required at least 7 days prior to your arrival date. For bookings made less than 7 days prior to the arrival date, the whole of the rental amount is immediately payable.

6.Cancelling bookings of less than 2 weeks duration: 

The rental amount forbookings of less than 2 weeks duration are non refundable in the event of you cancelling your booking. However cleaning fees and any bond or security deposit will be refunded.

7.Cancelling bookings of 2 weeks or longer: 

A strict cancellation policy applies to Guest cancellations.A cancellation administration fee of $250 (‘Cancellation Administration Fee’) applies to all cancellations. We do offer a refund on re-let for bookings of more than 2 weeks duration such that if we are able to re-let part or all of the period of your stay at the same rate we will refund you for the period re-let less the Cancellation Administration Fee. If we are able to re-let the property for part or all of your dates, but at a lower rate than your booking rate, we will refund the lower rate achieved for the dates booked less the Cancellation Administration Fee. Our refund on re-let offer is not a guarantee that we will be successful in achieving a booking for all or part of the dates that you cancel.

8.Owner’s interests paramount

You acknowledge and agree that in re-letting the property, the owner may, in their absolute discretion, accept alternative bookings at a rental price lower than the original rental price agreed with you and is under no obligation to you to refuse a booking on the premise that a booking of a higher amount may be achieved at a later date or at all. 

9.Cancellation charges not a penalty

You agree that the cancellation charges payable under your rental agreement are a genuine pre-estimate of losses arising due to your cancellation. Prestige Property Agency recommends that you effect travel insurance that will cover any of your losses in the event that you are unable to travel.

10.Late Arrival or Early Departure

You are free to leave early or arrive at a later date but will not be entitled to receive any refund on the rental amount.
