The home is spacious and superbly equipped. Swim, fish or launch a kayak from the property. You could enjoy your own picnic at the back yard of the property or at the edge of the lake.

Walk along the waterfront to the famous Frothy Coffee Smiths Lake boat shed and enjoy a coffee and light refreshments inside the café or enjoy your refreshments whilst sitting on Amaroo beach, enjoying the tranquil blue waters of the lake.

The Boat ramp is beside “Frothy Coffee” if you want to launch your own boat. If not you could higher a kayak or a tinny

Smiths Lake is a quiet village with a permanent population of circa 1035. The lake offers a safe environment for swimming, fishing, sailing and other water sports. The pristine ocean beaches of Boomerang, Elizabeth and Sandbar Beach are only a few minutes drive away.

Unfortunately, parties & functions are STRICTLY prohibited as the home is located in a serene holiday location where guests & residents retreat to bed early & rise early morning to enjoy the days activities and the surrounding scenic beauty.

Note: no smoking inside the house.


We welcome your well behaved pet dog in Amaroo by prior arrangement. However, pets are not permitted inside the house but your pet can stay in the garage and also use the garden. Please note, the front yard and the back yard are not fenced.

Getting there

Smiths Lake is about 3 hours drive North of Sydney and 20 minutes South of Forster in the Great Lakes area.

  • Head North on the F3 freeway from Wahroonga
  • Where the freeway ends continue on the Pacific Highway (Route 1) following the signs to Brisbane via Taree.
  • Approximately 4 km past Bulahdelah stay in the right hand lane & turn right into The Lakes Way (Tourist Drive 6). The sign reads Seal Rocks, Smiths Lake, Pacific Palms.
  • Proceed along Lakes Way through Bungwahl and Tarbuck Bay. Approx 32 km down Lakes Way turn right into Macwood Road at the Smiths Lake sign. (You know you have missed the turn if you pass the Sandbar Village and Pacific Palms signs)
  • Follow Macwood Road and at the Smiths Lake shops turn right into 3rd Ridge Road
  • At the end of 3rd Ridge continue right on Amaroo Drive
  • AMAROO, No 89 Amaroo Drive is the dark blue house, third on the left.

89 Amaroo Dr, Smiths Lake

1 General requirements

a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Owner Manager and security services (Law enforcement officers)  during their stay; and

b) Guests must notify the Owner Manager of any disputes or complaints from neighbours as soon as is practicable.

2 Noise and Residential amenity

a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

b) Offensive noise is prohibited and may result in termination of permission to occupy the

Property, eviction (depending on severity), loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions;


c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b) Guests are responsible for ensuring that Visitors comply with these House Rules.

4 Gatherings or functions

a) The Property is not a “party house” and any such activities are strictly prohibited; and

b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

5 Parking

a) Guests and Visitors are to comply with parking regulations and other requirements set out

below and show consideration to neighbours and other vehicles; and

b) Parking arrangements at the Property are as follows: Drive way and curb side without inconveniencing any neighbour.

6 Garbage and recycling

a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual

practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and

b) Garbage and recycling arrangements at the Property are as follows: Garbage bins are to be put out on Monday night for collection and brought in the next day.

7 Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

8 Swimming pool/spa (if applicable)

Not Applicable.

9 Deck and balcony areas

If you are relaxing on the deck after 10pm, you have to ensure that clause 2a above (Noise and Residential amenity) is been strictly adhered to.

10 Smoking

Smoking is strictly not permitted within the premises. This is a precaution to avoid threat from accidental fire.

11 Pets

Pets are permitted only by prior arrangement.

12 BBQ

Please ensure that the BBQ and inside of the oven & oven trays are clean. Turn off the gas cylinder tap when cooking is over.

13 Damages and breakages

Damages and breakages must be reported to the Owner Manager.

14 On departure arrangements

  • Ensure BBQ gas bottle valve turned off and the BBQ is in a clean state and covered.
  • Please ensure that inside of the oven & oven trays are clean.
  • All lights are switched off.
  • All heaters and electric blankets are turned off.
  • Combustion fire extinguished.
  • Soiled plates have been washed.
  • Rubbish tied and thrown into the external bin. The bin to be kept at the curb for collection.
  • House to be left in a clean condition.
  • Remotes back in their original places.
  • Appliance instruction manuals replaced in the 2nd drawer right of the stove.
  • Crockery and cutlery washed.
  • Gas burners on Stove turned off.
  • Keys replaced in cutlery drawer.
  • Report any damages.
  • Windows and doors are locked.

16 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Owner and Manager reserve the right to terminate permission to occupy and to evict (depending on severity) from the Property, Guests or Visitors who refuse to follow these House Rules or who cause  a nuisance.

AMAROO 89 Amaroo Drive Smiths Lake



  1. The Tenant (you) are given occupancy of the premises only for holiday purposes and only for the period stated on this booking form.
  2. An advance and a completed booking application are required to secure a booking. The balance is required at least 1 month prior to the arrival date. Payment methods, mail and fax details are given below.
  3. A booking is confirmed on acceptance of the booking application by the owners (us/we). We reserve the right to decline an application in which case any moneys paid will be returned and you will be notified immediately.
  4. The premises are available from 2 pm on the day of arrival and are to be vacated by 10 am on the day of departure.  Access details will be advised once the deposit is received.
  5. In the event you cancel your booking, the deposit will be refunded less 10% cancellation fee. if cancellation is made 90 days or more prior to the arrival date. Within 90 days refunds are only possible if the owners obtain another booking for the period of cancellation. A cancellation fee will apply. This is 10% of the deposit if notified more than 60 days prior to the booked arrival date, and 50% if notified within 60 days.
  6. The booking is accepted in good faith, but may be subject to change due to circumstances beyond the owners’ control. In this event the owners will try to give you as much notice as possible, and any deposit paid will be refunded in full.
  7. The number of occupants must never exceed the number stated on this form.
  8. The premises are to be left in a clean and tidy condition. All breakages, damage and lost keys are to be reported to the owners immediately. This includes broken equipment and damages you discover on arrival. If the cleaners incur extra time and cost since the property has been left filthy, that cost will be recovered from your bond.
  9. No responsibility is taken for occupants’ personal property left on the premises.
  10. Every effort has been made to describe the property accurately on the website. The owners reserve the right to make changes and improvements and will notify you of any changes which substantially affect the amenity of the property while a booking is pending.
  11. You will reimburse the owners for any excessive cleaning costs, breakage, damage to property and contents including damage to furniture, fittings, equipment, blinds and carpets etc which occur during your stay.
  12. You accept full responsibility for the actions of all persons staying with or visiting the holiday premises you occupy. Particular attention to that of being a nuisance to adjoining or neighbouring residents.

Please Note

  • When you leave please ensure that heaters and other appliances are switched off, the fire (if any) is put out and the doors are locked
  • Please ensure that the inside of the oven & oven trays are clean, BBQ is clean to be used by next guests,  Dirty dishes, plates, glasses are washed since any extra cleaning charges levied by the cleaner will be recovered from the bond.
  • All breakages, damage and lost keys must be reported immediately and paid for
  • Garbage bins are to be put out on MONDAY night for collection and brought in the next day.  Excess garbage is to be removed.
  • Parties & functions exceeding the number of guests on this form as well as parties causing disturbance to the neighbours are strictly prohibited. 
  • Tenants of the age 17/18 on holiday without parents should not consume alcohol/spirits in the premises & the booking form to be signed by a parent/guardian (licence number of guardian required).
  • Pets – We have to know early since charges may apply. We welcome your pets provided they are well behaved. Pets are not allowed inside the house but can stay in the large double garage which is fully enclosed and on the large rear deck. Please ensure droppings if any in the garden is removed and thrown in the outside garbage bin in a well tied disposable bag.
  • Heaters- Please ensure all heaters are switched off (including electric blankets) when you are in bed. This is a precaution to prevent any accidental fires.
  • Railings on the rear deck– For safety reasons you must not push, put weight or lean against the protective railings on the rear deck.
