Treetops is a spacious, family friendly house lying within 2 minutes walk of the warm, shallow waters of St. Georges Basin, Sanctuary Point village and St Georges Basin Country Club and Golf course. The property is conveniently located on a quiet residential street, two back from the waterfront. Recently decorated and furnished in a fresh, casual style Treetops is welcoming and comfortable allowing guests to immediately kick back and relax. 
Ideal for large groups, there are 4 bedrooms sleeping 11 persons in total as follows:

There is a well-equipped kitchen, living and dining room upstairs which have good water views from the balcony. Great for checking out the water conditions before that morning sail or fishing trip. 
The large, fully fenced back yard is suitable for storing kayaks, sailboards etc. Car and boat parking is off street in the front garden. 

Inside, there are two flat screen TVs with digital reception plus plenty of DVDs to entertain the whole family. Local mobile phone reception is good. There is an IPod deck and speakers plus a good selection of board games for some good old fashioned entertainment. 

 WIFI is available on request. 

Do let us know if you want to bring your dog. They should remain in the back yard which is fenced and we can provide a kennel and feeding bowls. 

Please note that due to its quiet residential location noise must be kept to a minimum so Treetops is not suitable for Schoolies groups etc. 
Linen is available to hire at $20 per person or you may bring your own sheets and towels.

Sanctuary Point Village and Local Attractions
Treetops is just a two minute walk to all the amenities of Sanctuary Point village where you will find a good range of shops including a supermarket, ATMs and Post Office. Fresh bread is available from 2 local bakeries and there are various takeaway shops. For your health care there is a medical centre, a physiotherapist, two hairdressers and a beauty salon. 
St Georges Basin inland lake offers superb fishing, swimming, water skiing and sailing. In the summer months you can enjoy the delights of prawning. There are several boat ramps around the lake shores where you may launch your own boat. 
Don't forget to bring your bikes as there is plenty of easy riding around the village streets and all around the lake shores. 

Within approx 10 minutes drive away you will discover the beautiful white sands of Hyams Beach plus Green Patch and the Booderee National Park. Or, why not learn to surf at Cave Beach. 
Nearby Huskisson village offers diving schools, dolphin and whale watching and a great selection of cafes and restaurants.

 The new Vincentia Marketplace is now open nearby and offers Woolsworths, Aldi, a Medical Centre and a good selection of shops and cafes.

Wonderful and spacious!

I stayed at Treetops over the Easter long weekend with 2 other families and we were all pleasantly surprised with how spacious the property was. There was more than enough room for 10 and we all stayed indoors comfortably during the rainy days. The property is well equipped with everything you need for a hassle free weekend away - books and board games were a thoughtful touch! The house is modern and the bathrooms were impeccably clean. It is also a short walk to the local shops and to the water. Joanna was a pleasure to deal with - she responded to all my queries quickly and made the entire experience easy & trouble free. Thanks Joanna - we look forward to staying at Treetops again soon.

  1. NUMBER OF GUESTS should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance and or the tenants will be asked to vacate immediately.
     
  2. DAMAGE, Breakages, Theft and Loss are the tenant’s responsibility during their stay.
     
  1. SECURITY DEPOSIT (BOND) is payable at the same time as the balance amount. The bond will be refunded in full within 14 days (to your nominated account) subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.   Any costs incurred by the owner will be covered by the bond and any costs in excess of the bond will be recovered by the owner.
     
  2. ARRIVAL
     
    1. Tenants may enter the property from 3:00 pm onwards on day of arrival unless arranged and confirmed with the owner
    2. Keys are to be obtained from the security box on the left hand side wall (next to the meter box) or failing that, from our property manager.  The owners will TEXT you with the security number prior to your arrival. 
    3.      Keys are to be returned to the security box on departure.  Lost keys must be reported immediately and may be charged at $50
    4. Spare door keys (on leather fob) must be left in the property i.e. on the hook next to the fridge.

 

  1. CHECK-OUT time is 10:00 am by the latest, to allow time to prepare property for next guests.   Failure to return keys to the security box will result in a $50 fee which will be deducted from the bond.  Alternatively keys may be returned to the Property manager

Terms and Conditions of Temporary Holiday Accommodation

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

PAYMENT OF HOLIDAY RENTAL

A non refundable deposit of 50% of the booking fee is required to secure the booking. Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full before the arrival date.  If not the owner has the right to cancel the booking and attempt to re let the property.  Payment for summer holiday bookings must be received in full 36 days before date of arrival.

CANCELLATION

In the event that you cancel your booking the deposit or full payment is not refundable unless the property is re-booked for the entire period.  If we are able to rebook the premises a refund will be paid less a cancellation fee of $500.

Last minute bookings (within a two week period) are non refundable.  The owner reserves the right to remove the property from rental or sale at any time e.g.  in the event of the property requiring essential maintenance which would prevent occupation.  In this event, the tenant will be directed to another similar and suitable property with a local agent and a full refund will be given.

  1. INSPECTION AND BOND RETURN
     
    1. The property is inspected after the tenant vacates the premises.  A full cleaners report is given at the end of each tenancy.  It is the occupant’s responsibility to ensure that the premises are left in a clean and tidy manner (similar to the condition on arrival) and that cleaning guidelines have been adhered to. 
    2.  The moving of the furniture is strictly prohibited. 
       
  2. Bond payments will be refunded in full to your nominated bank account within 14 days on the condition that there was no claim. All occupants will be advised accordingly of any claim being made on their security bond.
    SMOKING IS NOT PERMITTED anywhere inside the property and to do so will invalidate this agreement.  Guests may only smoke in the outside areas and should take care to use the ashtrays where provided. Cigarette butts must be disposed of in the outside bins and not left on the lawns.
     
  3. LOSS OF PERSONAL PROPERTY - the owners take no responsibility for the tenant’s personal property.
     
  4. BBQS
    1. Please ensure that all BBQs and their utensils are cleaned and the gas turned off.  Extra cleaning will apply at $50 per hour which will be deducted from the bond. 
    2. Gas will be available for the BBQ, however if it does run out and you need to refill, send your receipt to the owner and they will reimburse you (maximum one bottle refill)

 

  1. PARTIES AND FUNCTIONS are strictly prohibited.   The tariff charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.  Use contrary to this may result in loss of your bond and/or additional payments.

 

  1. DISTURBANCE TO NEIGHBOURS including excessive noise, is prohibited and may result in police being alerted, termination of rental, and loss of bond.  The playing of loud music is not allowed after 9 pm or before 9 am.
