SUPERB airconditioned, 3 bedrooms, waterfront cottage which sleeps 8.

A large level grassy garden leds down to the lakes sandy edge, where it is ideal swimming for children, splendid fishing, sailing, boating, kayaking, canoeing, prawning and windsurfing.

The cottage has the added advantage that there are no other residents - you have the whole property to yourselves. You have PRIVACY.

The rear verandah faces west, overlooking the lake - an ideal spot to watch the spectacular SUNSETS.

A garden setting is provided. What a great outlook to enjoy a BBQ!

The master bedroom has a queen; the second has two singles and the downstairs third bedroom is an ideal second living area or teen retreat(sleeps 4). It has a queen and 2 singles. This is not air conditioned.

SHORT TERM LEASE FOR HOLIDAY BOOKING

PARADISE BUNGALOW – 153 WALMER Ave., SANCTUARY POINT.

Please read carefully The Terms and Conditions of the holiday rentals agreed to by both parties are as follows and variations to the same by the tenant may result in the refusal of keys, amended charges or immediate termination of the occupancy.

  1. All rents are to be paid in full prior to occupancy.
  2. No more than 8 people are to be accommodated at the premises.  If we are aware that there is more than the permitted number, you may be asked to vacate the premises.
  3. The property is rented to you for holiday purposes only, for the period stated on the receipt and Tenancy Agreement, once the owner signs it.
  4. Occupancy is given at 2pm on the date of arrival.  Premises are to be vacated by 10.00am on the day of departure (unless otherwise arranged).  Failure to do so may result in an extra days rent being charged.
  5. Extra rent may be charged if the keys (for laundry and gas bottle) are not returned to the point arranged.
  6. The property is fully equipped, excluding linen and towels. Personal items are to be supplied by the tenant.
  7. Payments are to be made by cash, cheque or by direct bank deposit.
  8. Cancellation:
    • Half the total payment is required at confirmation of booking.  Full payment is required 4 weeks prior to occupancy
    • Part cancellation of a booking will not be accepted
    • The landlord may cancel up to 1 month before the letting; the tenant will be entitled to a full refund of all deposits paid.
    • Should the tenant cancel up to 2 months before the letting, the tenant will be entitled to a full refund of all deposits paid.
    • If cancellation is within the following days of accommodation commencement date, the following scale of fees will apply:  60 days-45 days-25% of total rent (minimum fee is $50)

                                                                     45 days-30 days-50% of total rent (minimum fee is $50)

                                                                  30 days-1 day-100% of total rent

  • Within 2 months, deposits on cancelled bookings are only refundable less a cancellation fee of 15% of the total rent, when the property is relet for the whole term of the cancellation at full rent.
    1. The descriptions of the property are made in good faith and to the best of our ability.  There will be no responsibility or refund for alleged misdesciption.
    2. As tenant you are responsible for leaving the premises in a clean and orderly fashion.  Please ensure that all dishes etc are cleaned and put away.
    3. All damage to the property/ furnishings etc must be reported immediately and the tenant will be responsible for repairs or replacement to equal value if necessary.
    4. Fish are not to be cleaned or oysters opened on the premises.  Prawn shells and fish remains are not to be left in garbage bins.
    5. No persons on the premises shall be guilty of conduct that is a nuisance to neighbouring houses.
    6. The tenant agrees to allow the owner or their nominee to enter accommodation to arrange necessary repairs.
    7. Parking is in the front of the cottage.
    8. Any pet droppings must be removed from the yard and property.
    9. Any dog staying at the property must be fully vaccinated (current) and wormed prior to their stay.
    10. No schoolies. Those under 25 years of age must be accompanied by an adult over 30.

Failure to comply with the above conditions will result in immediate termination of your tenancy.

Our cottage is comfortable, clean and well equipped.  We welcome you into Paradise Bungalow and hope that you have an enjoyable stay.

 

 

 

Location: Sanctuary Point on St Georges Basin:  From Sydney.

  1. 23kms south of the Shoalhaven Bridge at Nowra, turn left at the sign for “St. Georges Basin, Tomerong, Jervis Bay”. This is Island Point Road.       
  2. Follow this road for 7km (at the second roundabout take the second exit. This road then becomes The Wool Rd.).
  3. At the third roundabout, turn right into Larmer Ave..  Follow this road, which veers right into Paradise Beach Rd.  Go past the shops (on left) and Country Club (on right). 
  4. At the third street past the Club turn left into Walmer Ave.. 
  5. 153 Walmer is about 1/4 km on the right  
  6. The number is on the house.
