This is an adults only property - only children over 15 years allowed and will be charged as adults

A unique self contained country farmhouse filled with australiana, antiques and curios from the past. Open plan lounge dining kitchen - perfect for entertaining. Hot and cold air conditioning in main living area (if you do not wish to use fireplace for heating) Big screen TV, DVD, CD - movie + musc Library and board games Satellite TV Foxtel prefect for rainy days. Rustic country furniture with comfy couches Sleeping arrangements: King size bed downstairs King size bed upstairs. Feather doonas, quality cotton linen and electric blankets Kookawood has a Fully equipped kitchen with large english cooker - Gas stove and Electric double ovens .

Bathroom has clawfoot bathtub with overhead shower and continuous hot water - underfloor heating in winter. toilet is in a seperate room.

we are not a B&B so no food is suplied during your stay or other services like daily linen or cleaning.

The house is entirely yours for the duration of the stay.

Pets must be on leash when near farm animals.

For safety reasons  children between the ages of 1 year and 10 years are not permitted to stay - due to ponds and dam nearby

Terms and Conditions of Temporary Holiday Accommodation at Kookawood

1. DEFINITIONS
  Booking means the period for which you have paid to stay at the Property.
  Property means 271 Martins Road Rydal 2790 NSW ( KOOKAWOOD )  and all its fixtures, fittings and equipment.
  Management” means the owners and managers of the Property.
"Guests / Tenants" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.

2. ACCEPTANCE & RESPONSIBILITY.
• Confirmation of this booking  constitutes complete and total acceptance of these Terms and Conditions which were also sent upon enquiry.

3. CHECK IN/ OUT
• Check-in time is not before 3 pm on the arrival date and check out time is not later than 10 am on departure date.
• Late departure is subject to prior arrangement and availability and extra charges may apply (please enquire).
• You must provide a contact address and mobile contact number when you confirm the booking.
• Check-in/check-out and key collection/return  and directions to the property  will be sent to you on confirmation of the booking :-

4. PAYMENT

• A deposit of $300 (minimum), must be received within 24 hrs after the Booking is taken by Management.
    Bookings are not confirmed unless and until this deposit is received.
• Payment in full must be received on or before departure  (details given on confirmation above ).
• Payments of the amount due must be received in Australian $net of any bank or other transaction charges.
• Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability to you.
    We accept payment via our bank account, bank cheque or money order.
• Personal cheques will be accepted if received at least 30 days prior to arrival.

 

5. CANCELLATION OR VARIATION

• If you wish to vary or cancel your Booking, please contact us immediately on 0418105543
changes by email will not be accepted (sometimes they go missing and we do not receive them)
The sooner we receive your cancellation the easier it is to get a replacement booking – that means you will only be charged $100

If we cannot get a replacement booking you will either loose the deposit paid or full amount will be payable ( details below )

•If a booking is cancelled or dates changed from the date a deposit is made - up to 21 days prior to check in date - Deposit - is non refundable.

(unless we are able to get another booking for the same dates and of equal value - then only $100 admin fee will be charged. )

Management will take no responsibility for cancellations by the tenant due
to road, weather or transport conditions, electrical, gas outages,sickness or any
other event outside of its direct control. This also includes personal
issues experienced by the tenant.

• Should you be eligible for a refund of the balance it will be made through your chosen payment method at time of Booking.
• A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
• If Management is able to relet the Property for the period cancelled a  refund of the balance may be made less administration charges, commissions and expenses
• We have a minimum nights stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.

6. SECURITY BOND – $200
•

7. UNAVAILABILITY
• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) will inform you immediately - any moneys paid will be refunded in full.

8. PARTIES & FUNCTIONS
• Either Parties and Functions are strictly prohibited. – if you plan on having visitors you must get permission from us prior to your arrival giving number of guests and ages of any children.

 

9. LINEN AND TOWELS
• We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure.


 

10. PETS (CONDITIONS APPLY - 2 dogs maximum – must be well behaved,  not aggressive or dangerous  )

All dogs must be on a leash when walking thru paddocks near cows and horses - some are quite old and unable to run away if they are chased or dogs try to play with them.

This can cause stress and serious injury to them - and if approached from behind they may kick causing possible injury to your pet.

Owners must pick up after their pets before departure and put rubbish in bins provided

any damage to furniture or property caused by pets will be charged back to the owner – please advise us before departure so we can have it repaired

before the arrival of the next guests.

We have doggie doors/bowls/bed/toys they can use during their holiday.

We do hot have ticks at Kookawood – (not to our knowledge we have never found one on our pets)

For the comfort /health and safety of future guests and their pets all dogs must be treated for fleas before arrival.

Owners of dogs that shed hair are required to use the vacuum provided to remove any pet hair from the carpets / floors.

Not all our guests are pet owners and do not like to see pet hair in the house.

Do not leave dogs at the house unattended for long periods of time – constant barking will not be tolerated

( we do understand that they may bark occasionally and that is fine)

An additional pet cleaning fee of $50 will be deducted from the bond if there are dirty paw prints on linen or furniture.

Linen / blankets at the house are for human use only – please bring your own doggie blanket or sheets if you think they may jump on furniture.

 


   11. YOUR OTHER RESPONSIBILITIES
• You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning
   occupancy, property, health, safety and quiet enjoyment of the Property .
• You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately
    Management will recover costs from you if repairs or replacement of damaged item/s .
• Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges will apply .
• Before departure,  all rubbish put in the appropriate  rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
• Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge,removal of excessive rubbish etc.

• All furniture and furnishings must be left in the position they were in when you arrived
• The property should be vacated on time .

• You are responsible for the safekeeping and replacement keys. Loss of keys - replacement cost of cutting new set of keys
• Smoking is not permitted inside the Property
 

12. PROBLEMS OR COMPLAINTS
In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible.You must allow repair/service access to the   property during reasonable hours.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.


 

13. Liability and Insurance / Assurances

All visitors/guests/tenants are recommended to arrange their own holiday insurance, including medical cover as required. The owners can accept no responsibility for accidents. The owners of Kookawood  will not accept any liability for any loss, injury or damage of any nature however sustained to or by any person in the course of their occupation of the property and the land belonging adjacent thereto as a result of the occupation of that property or any activity carried out in the course of such occupation however sustained, such activity and occupation are carried out at the individual's own risk.

The tenant accepts full responsibility and agrees to indemnify the owner  for any injury or death to themselves, guests, animals or any other  person on the property during the term of their booking.

DIRECTIONS:

271 MARTINS RD RYDAL

Google maps is not accurate and  satellite navigation does not show some of the country roads and you are likely to get lost.

- Our driveway is also very long and not on any road maps 

 

Martins road is dirt, alternate route is listed beneath the Martins road option - it takes aprox 5 minutes longer but is all bitumen.

 

Follow the Great Western Highway past Mount Victoria and continue on the highway  until you see the Jenolan caves turn off sign

(on left side of the road this is just a reference point – do not turn here stay on the highway)

 

Continue on the Highway a further 7.6km   - you will then see a shell Petrol station on your left and sign indicating Lake Lyell.

 

Turn left here into Magpie hollow rd and head towards lake Lyell - drive 8km from the highway turn off and you will see a road on your left - Martins Rd.

 

Turn left into Martins Rd and drive 2.6km – 3km 

(the first property on Martins Road you will see is Seclusions -  keep driving up the hill our property is the next driveway on the left)  

 

Just past the yellow T intersection sign you will see a driveway on your sharp left - 271 Martins Rd

Kookawood sign is on the fence.

 

If you reach the T intersection you have driven a little too far so go back about 20m.

(follow instructions on the driveway map from this point )

 

ALTERNATE ROUTE:-

 

turn into Mapgie hollow road  drive past the lake and martins road on the left.

 

continue on aprox 2 - 3km to the 4 way intersection (green colourbond fire shed on the left corner)

turn left into Hampton Road here.

 

Dirve 3km and you will see Martins road on the left.

 

Turn into Martins road and drive 20 metres

 

You will see our driveway on the right

(follow  these instructions below as you enter the property )

Follow the driveway down and over the cattle grid.

drive straight down the road and past the dam on your right.

Take the first dirt road on the right after the dam (do not go to large timber gates this is our neighbours entry)

Follow the road thru the next open gate and up to the closed gate with Kookawood sign on it  (this is thru bushland so yes you are going the right way!)

Please close the gate with kookawood sign on it and turn left towards the house.

 

 

 It is a rural property with a long driveway – it is unsealed and a bit bumpy so please drive slowly as you enter the property.

You do not need a 4WD - It is accessible by a normal car but you must drive slowly.

Please call me  on the mobile 0418105543   when you reach the Shell Petrol station turnoff so I know you are on your way to the house.
