The Sandbar Holiday House is a renovated 1950's beach house located front and centre among the houses with river frontage at Red Rock NSW (see Map). This cute little holiday shack features 2 bedrooms, each with a double bed, and a front sunroom with a single bed that can be used as a 3rd bedroom (sleeps 5 adults in total).

This property emphasizes location being within very short walking distance to all of the Red Rock attractions. These include: River (30 seconds), Beach (5 mins), Children's Play Ground and Recreation Park (3 mins), Boat Ramp (3 mins) Convenience/Take Away/Water Craft Hire Shop (3 mins), Bowling Club/Chinese Restaurant (3 mins), and Caravan Park (3 mins).

The Sandbar Holiday House features a modest yet fully self-contained kitchen, semi-renovated bathroom, two living spaces (lounge room and front sun/dining room), two bedrooms each with double beds and built-ins, and a single bed in the front sun room which can be used as third bedroom.

Off-street parking (driveway down side of house) is available along with a lockable cage under the house for water craft and fishing gear etc. Access to the lockable cage can be discussed with the owner prior to check-in.

Red Rock is loosely located about halfway between Coffs Harbour and Grafton (roughly 30 minutes drive out of either town) which is when you would be looking for an eastern turnoff signposted 'Red Rock' to get off the Pacific Highway.

Please note there are two turnoffs from the Pacific Highway to get to Red Rock. Depending on which route you take (coming from Grafton or coming from Coffs Harbour), Red Rock is 6 or 7.5kms from the Pacific Highway. Regardless of which route you take, you will shortly be looking for another eastern turnoff as your drive through Corindi named Red Rock Road. This final 5.5km road is the only way in/out of Red Rock.

At the end of Red Rock Road at the T intersection, turn left and start looking for the Sandbar Holiday House!

Check-in & During Your Stay:

4.1. Your booking will commence at 2pm on your check-in date (unless otherwise negotiated).
4.2. Keys can be collected at a mutually arranged time and location to best accommodate you.
4.3. You can expect a clean house upon check-in with sufficient linen and bath towels for the number of guests specified.  We don’t service the property during your stay and don’t supply toiletries or any food/condiments. We do provide hand soap, dishwashing items etc. 
4.4. The shed at the rear of the property and one cupboard inside the house will be locked and unavailable for tenant access unless negotiated with the owner prior to check-in.
4.5. The number of guests staying at the property must not exceed the number nominated at booking. Overloading (more than 5 tenants) will result in forfeiture of the bond.
4.6. Additional guests camped in tents, caravans, camper trailers, or motor homes at the property are strictly not permitted and will result in forfeiture of the bond.
4.7. Lost keys will result in a cost of up to $50 which will cover the cost of a full replacement set.
4.8. Please do not alter or relocate the furniture, electrical items, or fixtures within the house as this may cause unintentional damage which will be deducted from the bond.
4.9. The owner reserves the right to fully terminate your tenancy at any point during your stay for any negligent behaviour, or annoyances to neighbouring properties.
4.10. Pets are not allowed. Noncompliance will result in forfeiture of the bond.
4.11. Please keep the timber bi-fold windows at the front of the house closed during wet weather to prevent swelling and related closing problems as they are not covered by the roof eave.
4.12. No smoking is permitted inside the house. Collects butts and dispose if smoking outside.
4.13. The owners assume no responsibility or public liability whatsoever for any accident or injuries sustained as a tenant or guest at the Sandbar Holiday House.

Check-out & Completing Your Stay:

5.1. Your booking will conclude at 10am on your check-out date (unless otherwise negotiated).
5.2.  Upon leaving, the keys should be locked inside the house and left on the table or bench top.
5.3.  As we do not charge a regular cleaning fee, you are required to leave the premises neat and tidy. Please ensure the refrigerator is emptied and clean, all kitchenware is washed up and put away, the cook top/bench/table is clean, and all rubbish is taken out to the wheely bins at the rear of the house. Seafood waste should be double-bagged prior to disposal. 
5.4. The BBQ (if requested) should be cleaned and left close to the house at the rear.
5.5. Failure to adhere to points 5.3 and 5.4 may result in a cleaning fee taken out of the bond.
5.6. Please check to ensure you have all of your belongings upon checkout. We will contact you in the event of property left behind but the owners take no responsibility for lost, stolen, or the safe return of tenant’s property.

Reporting Items for Repair/Replacement & Owner/Tradesperson Access:

6.1. You have a responsibility to contact the owner in the first instance should any major gas (hot water), electrical/appliances, or plumbing faults arise during your stay. Should this occur, you may be required to allow the owner/tradespersons to enter the premises to undertake urgent repairs of the items deemed necessary by the owner. We will endeavour to minimize disruption to your stay and contact you to discuss suitable access times prior to our arrival.
6.2. You should also report any non-urgent broken, damaged, or defective items to the owner prior to or at checkout. The owner’s contact number will be provided once you have booked via Aura Travel. The owners are fair and hospitable people. Please let the owner know if there is anything else he can do to accommodate your stay!

Terms & conditions


Accommodation Rental Fee & Booking Deposit:

1.1. Any payment to Aura Travel constitutes your acceptance of all of the House Rules and Terms & Conditions for this property outlined here.
1.2. Payment to secure the booking is a 2 step process: i) ‘Confirm Booking’ via Aura Travel (Aura’s booking/commission fee), ii) Bank deposit to the owner (Accommodation Fee + Bond).
1.3. Bank deposits to the owner must include your surname to identify your payment.
1.4. A booking can only be confirmed upon payment of a minimum booking deposit of 50% of the cost of your accommodation fee (does not include the bond).
1.5. Booking deposits are non-refundable subject to 3.2.
1.6. It is the tenant’s responsibility to remember to pay any balance owing prior to check-in or the accommodation will be cancelled and the booking deposit withheld by the owner. 

Security Deposit (Bond):

2.1. A $300 refundable bond applies to all bookings and must be paid prior to check-in or the accommodation will be cancelled and the booking deposit withheld by the owner.
2.2. The refundable bond serves as a security deposit covering all additional costs incurred by the owner as a result of any problems with the property caused by the responsible tenant.
2.3. Any breach of the items outlined in these Terms & Conditions or House Rules may result in part or all of the bond being withheld by the owner.
2.4. The bond will remain securely within the owner until inspection of the property can occur following checkout (usually 1-2 days).
2.5. The bond will be refunded to the tenant’s nominated financial institution, provided the property is left in essentially the same condition as it was leased. We aim to have your bond refunded within 7 days of check-out (bank transfer may take 3 days to clear).
2.6. Unsatisfactory condition or ‘problems’ with the property which may warrant forfeiture of part or all of the bond include, but are not limited to; any damage to the property not considered minor ‘fair wear and tear’, breakages, excess cleaning requirements beyond basic servicing, and any removal or alteration of Sandbar Holiday House items.

Cancellations & Booking Alterations:

3.1. A cancellation fee of $25 per booking applies to all booking cancellations and alterations.
3.2. A refund of the booking deposit (less the $25 cancellation fee) can only be provided if the property is successfully re-tenanted by the owner for the cancelled portion of the booking.
3.3. Booking deposits may be credited toward an altered booking period (less the $25 cancellation fee) but this is at the discretion of the owner pending notice and the period of the booking (e.g. late notice/peak holiday period cancellations will not be supported).
3.4. Refunds will not be offered for partial stays (late arrivals/early departures).
3.5. In the very unlikely event that the property becomes impractical for letting, the owner reserves the right to cancel your booking. If this occurs, we will notify you ASAP and assist with arranging alternative accommodation or dates suitable to you. Any monies paid by the tenant will be refunded, but no other claim, compensation, or request will be honoured.




Ideal for a quiet getaway, enjoyed walking along the river and the beach and swimming in the lovely clear cool water and just relaxing in the cottage looking over the park towards the river. A visit to Woolgoolga (1/2hr away) is a must for cafe's and grocery shopping. The host was most obliging and helpful



"Lovely memories" Great spot to get away from it all. Couldn't ask for much more , the cottage is lovely, comfortable and peaceful. Just loved the big windows in the front that let you take in the view. Owner was very accommodating and helpful.
