Villas must be left in a clean and tidy state or additional service fees will be incurred. Any damage or loss of items in villas will be charged to the guest's account.
All villas are strictly non-smoking, inside AND on the villas' decks. Smoking is allowed outside of the villas. Cigarette stubs must be disposed of responsibly. Guests found in breach of these restrictions will be required to leave, along with any other guests in the same villa, and will forfeit the entire cost of their booking.
~~CHECK IN AFTER 2PM (IMPORTANT)
As all villas have keyless entry, there is no need to 'check in'; however, please be aware that guests can arrive ►►NO EARLIER THAN 2PM◄◄, on the day of arrival. This ensures adequate access to villas for cleaning and setup, ready for guests' arrival. Thank you for your cooperation.
~~CHECK OUT BY 10AM (IMPORTANT)
To ensure adequate access to clean and set up villas, we require all guests to ►►VACATE VILLAS BY 10AM◄◄, on the day of departure. Thank you for your cooperation.
~~NUMBER OF GUESTS AND THEIR AGE
» Bookings must reflect the number of guests staying in a villa.
» If more guests are found to be staying in a villa than has been booked and paid for, management reserve the right to ask that these guests leave and also to retain the total cost of the booking.
» One child up to a year old stays for free.
» Extra guests: Children under 12 years of age stay for $40/night/child. Adults are $70/night/adult.
» At least one person over the age of 18 years must be staying in the villa per booking.
NB: Rates and specials may vary at any time throughout the year and are applied at the discretion of the property owner/manager.

We may use third-party service providers to process your personal information on our behalf for the purposes of this booking. For example, we may share some information about you with these third parties so that they can contact you directly by email (for example: to obtain post-stay reviews about your travel experience).
To confirm your booking, we require a 50% deposit at the time of booking. The balance will be withdrawn the day prior to arrival. Once final payment has been confirmed you will be provided with your PIN, via text message or email, for keyless entry to your villa AFTER 2pm on the day of arrival.

- For CANCELLATIONS made within 14–28 days before arrival, the deposit will be refunded if the villa is rebooked.
- Cancellations made within 14 days or less, or no shows, the balance is payable, but will be refunded if the villa can be re-booked at short notice.
- In the event that we have to discount accommodation to be able to re-book, that discount will be deducted from your refund.
- Cancellations are thankfully few—on these occasions we do our best to re-book and refund.
