Milla’s Vineyard Estate is an impressive estate centrally located in Pokolbin, the heart of the Hunter Valley wine country. Close to major vineyards, restaurants and concert venues. The private 25 acre Vineyard Estate is perched high with 270 degree fantastic views over landscaped gardens, swimming pool, vineyards and rolling hills with a view of the Barrington Mountain Ranges in the distance.

This spacious estate can accommodate up to 10 guests comfortably. The main house has three queen bedrooms, one twin bedroom and two bathrooms. All bedrooms have direct access to the wrap around verandah with spectacular views. Situated 10 meters from the main house is the “Hen House” a gorgeous beautifully styled queen bed studio room with a small private deck and separate bathroom located a few steps outside of the studio.

The house boasts a large entertainer’s kitchen with stainless steel appliances, free-flowing indoor and outdoor living areas, beautiful bedrooms all with direct access to the wrap around verandah with spectacular views, a refreshing 12 meter salt water swimming pool, ducted reverse cycle air-conditioning, separate TV room, large dining and lounge area with an open fire place making it the perfect location to spend time with family and friends.

To maintain a good standard for our guests we require the following policies to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state these conditions. Variations to the following policies may only be made by prior agreements with the owner in writing.

All facilities on Milla’s Vineyard Estate are available only to the guests who are booked and paid for.

Numer of Guests should NOT exceed the number stated on the confirmation notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Holding Parties, BBQ’s or any type of Function whereby extra people are invited onto the property is not allowed and by doing so may cancel your booking and forfeit your security deposit. If you are intending inviting day guests, you must receive prior agreement in writing. The price charged is for domestic use only and not commercial. Accordingly this rate is not including any extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental. No music should be played outside of the house and any music or noise must be kept to a minimum after 11pm. In circumstances where we get complaints from neighbours, the police will be called.

The pool is for use of houseguests only. Please ensure that children are supervised at all time when inside the enclosed pool area. This property is on tank water so we would appreciate no jumping in the pool to conserve the water supply. Please see Pool Area Rules for more information.

BBQ - We supply clean BBQ facilities. If you use the BBQ please ensure that it is cleaned and that the gas has been turned off before you leave. If we need to clean the BBQ then a $50 charge will be deducted from the security bond for cleaning.

Departure - The property should be left in a similar state to its condition on arrival. Please ensure all windows and doors are locked, the air conditioners are turned off and fire screens are in place. Please note that any excess cleaning or damage caused by the guest will be charged for. Property management will notify the guest in writing prior to debiting any charges.


A 50% deposit is required within 48 hours of booking confirmation to secure the booking. Until the full rental deposit is received the owner has the right to re-let the property. Full payment plus a $750 bond will be due 30 days prior to your stay. The bond will be paid back to tenants as soon as (usually within 48 hours) the property has been checked by property management for any breakages, damage or extra cleaning charges caused by the guests. Management will notify the guest in writing prior to debiting any charges.


Reservations cancelled more than 60 days in advance will receive a full refund. Cancellations made within 60 days of arrival will forfeit all monies paid unless another reservation is taken during the same period.


If the number of guests exceed the number stated on the Confirmation Notice or agreed with the owners in advance in writing or email, fees will apply.


The check in time is after 3pm and check out time is 11am on weekends and 10 am on weekdays. Early check in and late check out may be available in agreement with the owner. A small fee of $75 will be charged for early check in or late check out.


The guest responsible for the booking must register with Milla’s Vineyard by phone or SMS at least 24 hours before check in. The guest will then be given the property access code.

Travelling on the Hunter Expressway take the Wine Country Drive exit.  Take the first left on the roundabout onto Wine Country Drive and continue towards Cessnock.  At Broke Rd, turn right and continue to the T-intersection (at Tempus Two) where you will turn left into McDonalds Rd.  Continue along McDonalds Rd until you reach Marrowbone Rd on your right (at Ivanhoe Vineyard).  Turn here and continue to Milla’s Vineyard, which is on the right at the base of an incline. Follow the driveway to the top as it wraps around behind the house to the carport.
