The Totem Pole is a 530 acre rural property overlooking Port Stephens, 10 minutes along sealed roads from the M1 Pacific Highway turnoff to Tea Gardens/Hawks Nest.  It is located within 12 minutes of  the Tea Gardens/Hawks Nest Waterways, Beaches and Shopping Centre.

This Operating Farm is partly Regrowth Bushland, Pine Forest, the home for 2 donkeys, 3 Alpacas and a small herd of Beef Cattle.

Kangaroos, Wallabys and other Wild Animals roam in and around the farm grounds.

It is an ideal location for overnight stopovers or short stays for those travelling North or South along the Highway.

It provides a good opportunity for those who would like to Holiday or stay longer and experience the Rural/Farm Lifestyle.

Travellers can Bush Walk on the Property, Walk or cycle around the Villages which are only 2 kilometres from the Farmhouse and situated at the entrance to the Myall River and on the Port Stephens Foreshore.

Appreciate that we operate on rain supplied/tank/filtered water, and although they are large tanks , we request that you use the water sensibly. Please do not leave taps running or spend excessive time having showers.

All lights and appliances are switched on and off individually, Please take care not to leave them on when not requird, especially the outside lights.

When travelling around the farm, please leave farm gates in the same position to ensure the stock stay in their allotted paddock.  Be careful if you climb through fences especially near any of the dams.

The farm animals are social, don't scare them, walk slowly when near them, do not feed them WITHOUT THE OWNERS PERMISSION,

Snakes, spiders, foxes, wild dogs, deer and echidnas are around,but they are not an issue if you leave them alone.  If you see them and are concerned, advise the owner.  DO NOT TRY TO KILL A SNAKE.

When coming in late at night, consider others by minimising outdoor activities and noise.  Always drive carefully when on or around the property.

These Terms and Conditions clarifyThe Owners obligations to the Renter, The Renter's obligations to The Owner, and in the very unlikely event of any disputes, will be used asthe basis for any resolution. Please read them carefully before confirming your booking.

Check-In: From 1.30 PM / Check-Out: By 11 AM. 

Acceptance of these Terms & Conditions binds a Contract between the following two parties:

The Rental Applicant (The Renter) and The Property Owner (The Owner).

1) Party Members.

All persons listed on the Rental Agreement or added subsequently by The Renter will be bound by the terms of this agreement. Occopancy of the property is restricted to those listed on the Agreement or added subsequently byThe Renter. The Rental Applicant is considered to be the Lead Renter and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to Rental Applicant only and not to any third party member of the Rental Group,

2) Payments.

A Reservation will be confirmed by The Owner once the application has been approved and initial or full payment has been processed. For reservations of one week or more, if the reservation is made 45 days or more before the rental commences, an initial rental deposit payment of 10% of the rental fee will be due at the time of booking. If a reservation is made less than 45 days before the rental commences, or the reservation is less a full week's duration, the full rental fee must be paid at the time of booking. Any booking made within 10 days of the start of the rental period must be paid in fullby credit card via PayPal. certified cheque, or money order at the time of booking. No reservation may commence without full payment being cleared,

Once a reservation has been received and accepted by The Owner, The Renter is liable for Payment of the balance of the rental fee 45 days before occupation of the property. Non payment by the due date will be treated as a cancellation and the deposit will be forfeited.

3) Cancellation Policy and Changing a Booking.

Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:

If the rental period can be re-booked,a refund for the period re-rented or part thereof, less a cancellation fee of $35 will be issued. If part of the rental period cannot be re-booked, The Renter will forfeit all monies payed for that period.

4) Occpancy of the Property.

Regardless of the published maximum number of persons the property can accommodate, the number of guests occupying the property is strictly limited to those named on the Rental Agreement or any subsequent amendment notified in writing to The Owner The statedand agreed occupancy figure includes all persons irrespective of age, day and overnight guests. Exceeding the number of the stated and agreed persons will result in immediate eviction without refund, or a $100.00 per guest per night charge at the descretion of The Owner.

5) Condition of the Property.

The Property will have been inspected prior to occupation and therefore The Renter undertakes to:

A) Notify The Owner immediately with regard to any damage and/or maintenance issues that require attention.

B) Keep the property and all furniture, fittings, fixtures, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.

Cleaning Service is not provided and The Renter shall leave the Property in the same state of cleanliness and general order in which it was found. Failure to do so to the satisfaction of The Owner will result in a damage/cleaning charge being levied. 

6) Use of Telephone and Internet Services.

Non of the above Services are provided unless there is an emergency.

7) Smoking.

Smoking is not permitted in the premises or 3 metres of any doorway window oq vents.

8) Equipment and Facilities.

Facilities and Equipment are provided at the discretion of The Owner and whilst every attempt is made to ensure that such equipment is in good working order for the duration of the rental period, should a breakdown or some other situation occur that renders the non-essential element unusable, The Owner does not take responsibility for replacing or refunding The Renter for the lack of use of that equipment or facility. The equipment and facilites referred to include (but are not exclusive to) such items as watercraft, motors, televisions, VCRs/DVDs etc. 

The Renter must report any inopertative or defective equipment or items to The Owner promply, The Owner will make every reasonable effort to have  repairs made as soon as possible. While every attempt will be made to ensure that all advertised equipment and appliances are in working order at the commencement of the rental period, no reduction of rent, rebate or refund will be issued for mechanical failure of heaters, washing machines, dryers, TV or other applances.

9) Refunds.

If a breakdown should ocurr to fundemental elements such as water systems, plumbing and electrical systems, major appliances such as stoves or refrigerators, every effort will be made to repair or replace, or a appropriate refund will be made for the inconvience caused. This does not apply to system breakdowns cause by misuse, such as plumbing blockages caused by inappropriate use of sanitary facilities

The Owneris is not liable, nor will provide a refund, for any stoppages of electrical services caused by exstreme weather conditions or circumstances beyond his control. Similarly there will be no refund for inclimate weather, changes in water levels, conditions of neighboring properties, or any nuisances caused by the elements of the location such as farm, wild animals, flying insects or animal population.

10) Limitations of Liability: The Renter represents, warrants, acknowledges and agrees with The Owner that he/she/they will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she/they does so at he/she/they own risk and that he/she/they indemnifies and saves The Owner harmless from any personal injury, sickness or death, loss or damages, however caused, to persons or property of The Renter, his/her/their family, or guests, before during or after the time of occupency. Further he/she/they accepts full responsibility for use of the Property and its recreational equipment such as boats and motors, etc and agrees to pay  for any damage of said equipment, other than for normal wear and tear. The Renter futher acknowledges he/she/they are responsible for ensuring all Boating Regulations are observed, including having the required safety equipment in the watercraft, as well as meeting current Operator Compency Requirements.



A detailed map of  the area will serve as a guide to attractions, items of interest and facilities, will be available on arrival.
