Casa Bella is a beautiful architect designed home. The property consists of 2 levels and in addition has undercover parking for at least 6 cars. The first floor features a huge open-plan living room, with a well appointed gourmet kitchen, a large dining table suitable for dinner parties of up to 10 people and plenty of possibilities for lounging around and enjoying the view, with 2 sofas and an antique Balinese day bed. There is also a laundry with washing machine and dryer and a bathroom.

Off the downstairs living area there are 3 separate outdoor areas suitable for lounging or dining al fresco, 2 of which have splendid ocean views. One of the courtyards has a barbecue with table and chairs while the front balcony has lounge chairs suitable for relaxing and taking in the view.

On the second floor there are four large bedrooms each with spectacular views. The master bedroom has a king-size 4-poster luxury bed, the second bedroom, a double bed, the third a queen-size bed while the fourth bedroom has a bunk bed (2 single beds). Upstairs there are also 3 bathrooms, the master bedroom with an en-suite containing both shower and a bath. A television/lounge room is also located on the second level and includes a large flat screen TV, with DVD. A TV is also located in the downstairs living room plus docking station for your Ipod/Ipad from which to play music or you can connect via bluetooth from any smart phone.

  • All windows/doors should be shut when there is no-one in the house, so that the alarm is not set off by insects or flapping blinds.
  • There is a docking station at the house from which you can play music – Ipods and Ipads can be docked.   Alternatively you can connect to the docking station via Bluetooth using any smartphone.
  • There is wifi at the house –  The download is limited and we would appreciate it if you don’t download movies, games or other large files, otherwise the speed will be limited by the service provider.
  • There is an AppleTV connected to the Upstairs TV and a Google Chromecast connected to the Downstairs TV.  You can use your iOS device (for the AppleTV) or Android device (for Chromecast) when connected to the internet, in order to connect to your favourite streaming service such as Netflix, Stan or Presto, or to your favourite catch-up TV service such as ABC iView, SBS OnDemand, TenPLAY or 9Now.
  • We have a Weber gas BBQ.  This is connected to Natural gas (not a gas bottle) so there is a continuous supply of gas if necessary. Always BBQ with the lid closed as Weber Gas BBQs are not designed to cook with the lid up, even when cooking on a hotplate. It is important to pre-heat the BBQ before cooking for between 10 and 15 minutes – much like an oven. Please ensure you clean the bbq prior to departure and keep the cover on when not in use.
  • If using the washing machine / dryer / dishwasher, please ensure that you clean out the filters when you are finished.
  • Nothing other than toilet paper is to be flushed down the toilets.
  • The sliding balcony door key is to be left in the door at all times. Please do not remove it.
  • Please ensure that cushions on the outdoor furniture on the front balcony are brought inside if it looks like rain and also prior to your departure.
  • Rubbish is collected by the Council each Sunday evening.  Please ensure that you place any rubbish at the street level on a Sunday night or if you leave before the Sunday then place at street level prior to your departure. Please also ensure that you place rubbish & recycling in the appropriate bins in the garage otherwise a fee will be charged to re-sort the rubbish into the appropriate bins.
  • Please ensure that on your departure at the end of your stay, the washing up has been done, the dishwasher is empty and the house is clean and in the condition that you found it, otherwise a cleaning fee of up to $200 will be charged.

Conditions of Rental

1.      Tenants can occupy the premises from 2 pm on the first day of the booking until 10 am on the last day of the booking. With the exception of weekend stays where tenants can enter the house at 12 midday on Friday and depart on Sunday evening before midnight.

  1. No animals or birds are allowed on the property without prior approval from the owners
  2. No more than 8 people are allowed to remain in the house overnight.
  3. Tenants are able to invite friends over for a gathering, but no more than 10 people in total are allowed to be in the house at any one time, unless prior approval has been sought from the owners.
  4. The property is to be used for holiday purposes only.
  5. Tenants must keep the premises in a clean condition, and in good repair, and not remove any furniture or effects from the premises eg. no indoor furniture is to be moved outside or vice versa.
  6. Tenants are not to sub-let any part of the premises.
  7. The owners or their representative are able to enter and view the state of repair of the premises at any time during occupation. 
  8. Tenants should not be a nuisance to neighbours in surrounding properties.
  9. Tenants are required to place the garbage bin out at street level for collection on Sunday nights.  Tenants will be charged for the removal of any garbage remaining on the property on completion of the tenancy.
  10. Sheets & towels are not provided with the house.  Linen and towels can be rented from a local linen hire company (a contact number will be forwarded) or tenants can provide their own.
  11. The tenant is required to submit a security bond equal to $1000.  The bond will be taken from the supplied credit card, 7 days prior to the rental period.
  12. At the completion of the tenancy (if required) the deposit/security bond shall be used to replace articles of equivalent value, including any furniture, effects, fittings or building, that may become damaged or lost during the tenancy, provided such damage has occurred during the tenancy and is due to the tenant’s negligence.  Credit card fees (currently 1.92% for Visa & Master Card) on the amount taken out of the bond will also be charged on to the tenant. The security bond will be refunded 3 working days after completion of the tenancy.
  13. The house must be left in the same condition it was in prior to the tenancy. This includes that all washing up is done, all windows and doors locked up, and all rubbish is bagged and taken out to the street level. An additional housekeeping fee will be taken out of the security bond if this is not done.
  14. The rental fees are to be forwarded by the tenant using the form supplied.  If a part payment of rental was supplied at booking time the remainder of the rental payment is to be forwarded using the form supplied so that the owner receives it one month prior to the rental period. This amount is non-refundable should the tenant wish to cancel the booking unless the property is re-let for the whole term of the agreement.  In such a case, all monies paid less an administration fee of $300 will be refunded
  15. Telephone, Wifi, Electronic/electrical  equipment, Kitchen appliance, Whitegoods etc - No responsibility will be taken for any failure of the above while occupying the home.  Every endeavour will be taken to fix the goods or re-establish a connection (in the case of the phone line, Wifi) if failure occurs.  No refund or discount of rent will be given due to unforeseen circumstances.
  16. If the tenant does not abide by any of these rental conditions, then the owners or their representative will have the right to enter the premises in order to evict the tenants.

The check in time for Casa Bella is 2pm on your day of arrival and check out time is 10am on your day of departure. For  weekends bookings, there is an exception and guests can check in at 12 midday on the Friday and check out after dinner (9pm) on the Sunday evening.
