Aaron Cottage

Perfect position, An old-style (circa 1913) double-brick house with high pressed metal ceilings and furnished with personal touches; Aaron Cottage has that relaxed feel of the past. Set on a 900 square metre block, it has plenty of off-street parking, and it is only 2.3km from the centre of Tamworth.

Aaron Cottage is pet-friendly and well-mannered pets are welcome. Dogs and cats must be on a proprietary flea treatment, be immunised and come with their own bedding.

The three bedrooms have electric blankets, extra pillows and doonas for the colder months. Beds are made up prior to your visit and bath towels will be there for you. We provide all that you need – just don't forget your toothbrush!

There are ceiling fans for the warmer months. In the lounge there is a gas heater and an air-conditioner. The laundry is equipped with washing machine, iron and board, and there is drying rack for wet days. There is bench on the covered veranda and picnic chairs for outdoor entertaining.

Aaron is a non-smoking cottage and smoke detectors have been fitted. A regular bus service which stops very close helps make Aaron Cottage an ideal short-term rental if you come to Tamworth without your own car.

  1. This is a Non Smoking house and is protected by wired in smoke alarms. We have provided a chair on the front verandah for you to have a cigarette undercover if you wish to. You will be charged $250 if you or your group have smoked inside this fee of will be debited to your card.
    Laundry the key is the old key hanging up on the kitchen mantel.

    The BBQ is locked to the drain pipe the key for the chain is hanging above the laundry tubs. There are 2 gas bottles please use the front one the back is a full spare.  When finished please remove the bottle lock the BBQ back to the drain pipe and replace the key and bottle in the laundry. You will be charged $150  if a gas bottle is missing and $500  if the BBQ is left unlocked and stolen.

    There is stack of outdoor chairs in the dining room. 
    Please don’t leave the chairs outside when not in use so they will be there next time you or the next guest wish to use them.

    We have instructions for the gas heater and BBQ in the glass cabinet in the lounge. Please do not remove them so they will be there for future visitors. The Gas heating is more efficient if you turn the fans to bring down the hot air from the very high ceilings.

    Bedside lights and Electric blankets will be turned off at the wall please turn the power on to use them and make sure the blankets are turned off during the day and on checkout.

    The Microwave will not work after a blackout. To activate it again you need to reset the clock first by pressing “clock” then press in the time on the number pad and then “clock” again ( it does not beep or seem to respond but it is) and it will then work.

    The kitchen is yours to use as you wish but please leave it as you found it or an additional $35 per hr cleaning charge will debited from your credit card.

    Pets are welcome BUT as children use the cottage grounds frequently we have supplied plastic bags for your doggy doo!! If there is a need for extra cleaning due to your pet this will be charge to your credit card.

    The local Thai restaurant is fabulous and open 7 nights. Coles and take away shops are 2 blocks. From the driveway turn left, at the corner turn left, at the bottom turn right then into the car park. It is an easy 5 min walk.

    There is a map on the front pin board showing you where these all are. 

    Check out is 10.00 am when you are leaving can you pull the door behind you and check if it is locked. When leaving the
    car park in the back yard always do so in a forward manner for your safety as well as others.

    Please DO NOT re arrange furniture or fittings or you will be charged $100 for reinstatement.

  1. Booking Terms for Aaron Cottage

    A deposit of 50% is required to secure your booking. Payment of the deposit constitutes your acceptance of these Terms and Conditions.

    The balance of your tariff must be received prior to the supply of your cottage access code.
     
    If you cancel more than 30 days before arrival date the deposit will be refunded less a $50.00 cancellation fee.

    If you cancel less than 30 days before arrival date the deposit will be forfeited unless the house is re let. A pro rata refund will then apply less the $50 cancellation fee which will then be credited (if applicable).

    No-show cancellation: full tariff charged to credit card. 

    We will make every effort to ensure the property is available as booked. However we reserve the right to make alterations to bookings due to unforeseen circumstances.

  2. Most guests respect our property but the occasional abuse requires that we state the following conditions to maintain a good standard.

    The number of guests should not exceed the number stated on the confirmation notice or subsequently agreed to in writing or email.  Fees will be charged for additional guests.

    Damage and breakages are the tenant’s responsibility.

    Our cleaners do a detailed inventory check both before and after your occupation.

    On departure The Cottage is to be left in a satisfactory clean and tidy state all garbage wrapped and washing up done or a cleaning fee charged at $30.00 per hour will apply.

    Disturbance to our neighbours is prohibited and may result in termination of rental.

    Linen and towelling is included and beds will be made up prior to your arrival.

    Well mannered dogs and cats are welcome, they must have their own bedding, be immunised and be on a proprietary flea treatment.  If there is evidence of animals being on beds or furniture, there will be a cleaning fee charged at $38.00 per hour for rectification.
     A ‘poop’ collection fee of $60.00 will be charged if you fail to collect them in the bags supplied and put them in the rubbish!

    Smoking is not permitted inside. If there is evidence of this having occurred a charge of one additional night’s tariff plus a $200.00 house ventilation fee will apply.

Loss - the owners take no responsibility for the tenant’s personal property.

If any additional charges are incurred your credit card will be debited the charges stated.

Variations to these conditions may only be made by prior arrangements with us in writing

    As you are coming in from Armidale continue straight through the roundabouts without turning off, until you get to the first set of lights and turn left down the hill and then right at the next set into (Peel Street Tamworth’s Main Street and CBD) proceed for 6 blocks. (You will be turning right at the fourth round about, just after Spotlight). Follow up 1 block go through the round about into Dean Street slight natural via to left . (Florist on the corner) Aaron Cottage Number 28 Dean Street is on the left-hand side 3 blocks up and it has a green sign and a big hedge it is on the corner. Please park in the back yard after you turn around the corner.


    Gunnedah way Directions

    The main road (Gunnedah Rd) goes through to town don’t turn off there is a natural left turn as you go over a flyover bridge. Continue straight through all roundabouts and until you get to the 5th set of traffic lights, turn left (this is Peel street Tamworth’s main street) On the diagonal corner is Westpac to your right. Proceed for 5 blocks. (You will be turning right at the fourth round about, just after Spotlight). Follow up 1 block go through the round about into Dean Street slight natural via to left .
