Description

This is a large modern air conditioned 2 bedroom apartment is  approximately 170 metres from Military Road, with one bus stop over the Harbour Bridge to the Sydney CBD. The apartment is on the 6th floor, and has a north easterly aspect, a large balcony with views to Fort Denison in Sydney Harbour. The apartment is located in a security building and basement parking is available, if required.

The apartment has been refurbished  and offers stylish yet comfortable accommodation. This apartment is surrounded by grey Gum trees and the Lorrikeets are often seen, along with the Kookaburras. The kitchen is fully equipped with top of the range stainless steel appliances, including fridge, dishwasher, full oven and cook top.

There are polished timber floors and comfortable furnishings, the living area has a dining table for up to 6 persons, two sofas, TV and sound system.

Each bedroom is carpeted and contains a queen or king (or 2 single) beds setting with a wardrobe. The full bathroom includes a walk in shower, bath and vanity unit.

There is a fully equipped internal laundry with a washer and dryer.

All quality linen is supplied. Suitable for 1-4 guests. Minimum Stay 4 Nights.

Terms & conditions

Booking: A deposit of 50% of the total tariff is required to confirm your booking. This is to be paid by Visa/MasterCard or EFT. 

Credit Card payments Visa/MasterCard are happily accepted but will incur a 3% handling charge payment. Tariffs quoted are for cash or EFT payments.

International Payments: (those not holding an Australian bank account) we require a Visa/MasterCard payment for the initial deposit on booking. 

Short Stays of 3 days or less require full payment at the time of booking.

Payment of Deposit constitutes the client’s acceptance of the Terms and Conditions given herein 

Invoice: Full rental monies will be due on arrival. Any payments by EFT must be paid 2 days prior to arrival and a confirmation of EFT forwarded to managers.

Credit Card payments Visa/MasterCard are happily accepted but will incur a 3% handling charge payment or for stays less than 5 nights. Tariffs quoted are for cash or EFT payments.

Security Bond A security bond of $600 is required and will be covered by supply your credit card details (either MasterCard or Visa) which will be held on file. Guests are responsible for leaving the apartment in clean and tidy condition. Any damages or extra cleaning will be deducted from security bond. 

Any wireless devices, keys, remotes or swipes lost will be covered security bond details held on file. Credit Card details are required on arrival to be given on arrival at the apartment.

Arrival An estimated time of arrival is given. The guest calls approximately 45 minutes - 1 hour before arrival to avoid prolonged waits due to unexpected delays. The guest is met on arrival at the apartment. Keys are provided and the guest is shown through the apartment, the parking procedure if applicable to stay and security arrangements. Alternate arrangements will be made for keys if we are unable to meet you on arrival.

Cancellation by guest Prior to Arrival:

More than 28 days notice: Full refund of deposit less a $100 administration fee.

Between 14 & 28 days notice: First night tariff plus $100 administration fee will be charged; balance of deposit refundable.

Between 14 & 4 days notice: Deposit is not refundable unless the apartment is re-let for the entire period plus $100 administration fee.

3 days or less notice: Deposit is not refundable and full rental payable unless the apartment is re-let for the entire period. 

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. In which case, any deposit held will be refunded and all possible assistance given to locate other accommodation.

Early Departure by Guest: A refund will be made only if the property is let to the full value of the booking. A $100 administration fee will apply.

To maintain a good standard for all our guests we require certain conditions to be complied with. We appreciate most will respect our property and happily abide by the following.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional charges. 

Damage & Breakages are the tenant’s responsibility during their stay. Charges may apply in cases of unreasonable wear-and-tear.

Linen and towels are supplied by the owner but must be treated with reasonable care. Towels, which are stained or damaged by hair dye or misuse, will incur a replacement charge.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

No smoking within the apartment.

Furniture must be returned to original position if moved.

Departure - Visitors are responsible for ensuring the property is left in clean and tidy condition, otherwise, the extra cleaning will be deducted from the visitors security bond. Oven and other appliances must be left clean and ready for use.

Check in time is 2 pm unless other prior arrangements have been agreed upon.

Disturbance to neighbouring properties, including excessive noise, is prohibited and may result in termination of rental at short notice.

Loss and Theft the owners take no responsibility for the tenant’s personal property.

General Information on the use of the appliances, parking, local facilities and contact with owners etc are in the information folder in the apartment.

Variations to these conditions may only be made by prior arrangement with the owner in writing.

Perfect location. Very clean and beautifully presented. The only fault we could find was the lack of a non-stick fry pan so we could make scrambled eggs! We would happily stay here again.

That was not the case in the Neutral Bay Apartment. Everything down to the kitchen utensils is extremely well kept, clean and of superior quality. The apartment is on the sixth floor of a seven floor building, which is very quiet. We hardly ever heard any sound of the neighbours. Neutral Bay as an inner suburb gets its fair amount of traffic, but Yeo Street (were the apartment is located) is a side street and therefore only affected during peak rush hours and that is far outweighed by being only one block away from Neutral Bay Junction, were you can find bus stops (only one stop to the CBD) and many shops including a Coles supermarket (open 'til midnight seven days a week). Kurraba Point and Cremorne Point are close by, which offer superb views of the Sydney skyline. The Neutral Bay Apartment was a perfect choice for our stay in Sydney.

The apartment is on the sixth floor of a seven floor building, which is very quiet. We hardly ever heard any sound of the neighbours. The purpose of our stay was for the convenience of getting into the city and also moving around the local areas of Neutral Bay/Mosman and Balmoral. The apartment is of a very high standard, modern, incredibly clean and very comfortable. Everything you could want in an apartment is included and of a very high standard. Would not hesitate to stay there again and be able to enjoy the comfort the apartment offers.Dianne - October 2011.
