Normal check in time is anytime after 2.00 pm, and check out is at 10 am. These times may be amended dependent on other guest bookings, but must be requested in advance, and is at the sole discretion of the owner.
After your departure, a representative will complete a condition report and inventory check to allow us to authorise the release of the $1000 security deposit.

Our aim is to ensure that all guests have a comfortable & pleasant stay, and we strive to have the property presented in a clean and well appointed condition. To maintain this high standard, we ask our guests to treat the property with care & respect, and with consideration of guests to follow.
NUMBER OF PERSONS
I/we have let the premises for holiday purposes only for the period stated above and for the number of people stated above. No additional guests are permitted, or can reside over night, (ie strictly no parties or functions). Strictly no additional mattresses, tents or supplementary bedding is permitted. Any breach of this term may result in forfeiture of the security deposit and there can be no claim recovering accommodation paid.
I/We agree to pay the rent and bond in advance and prior to arrival. (ideally at least 14 days prior to arrival)
CANCELLED OR TERMINATED BOOKINGS
I/we acknowledge that in the event of cancellation, the agent/owner is authorised to re-offer the premises for letting. If successful, a refund of the original deposit less a cancellation fee will be made.
If the property is not re-let for the total period formerly by you, only the security bond will be refunded. In this instance dates may be transferred to a time suitable to the owner depending on the availability of the property. Rates may be subject to variation.
CHECK-IN AND VACATING TIMES
Occupation commences from 2pm on the date of arrival, and the premises must be vacated by 10am on the day of departure.
The tenant will not under any circumstances keep any animals/pets on the premises, (including outside), without prior permission from the agent/owner.
Garbage is to be put into the receptacles provided, which shall be put out by the tenant on the street curb for collection on Tuesday morning, (please leave out on Sunday evening for weekend bookings). Excess garbage is the responsibility of the tenant for disposal. Normal domestic waste should be placed in the red-lidded bin provided. Waste suitable for recycling is to be placed in the yellow lidded bin which is collected on alternate weeks, (the schedule is in the kitchen).
A BBQ is provided for your convenience. The BBQ is to be cleaned after use and all outdoor furniture returned to its original configuration. A cleaning fee may apply if the BBQ is left in a condition which would be unsuitable for subsequent guest use.
Please assist by leaving the premises in reasonably tidy and clean condition and lock the premises upon vacating. All utensils, crockery etc must be cleaned and stored. Wiping clean the table, kitchen benches, fridge shelving, microwave and oven/grill/stove, (especially of food residue) will help ensure cleaning costs are kept to a minimum and avoid additional charges. Please ensure all lights & heaters are switched off and windows and doors are locked.
For the comfort of all guests smoking is prohibited inside the premises. Cigarette butts are not to be dropped in the garden or on external balconies. Thank you for your co-operation.
HEALTH AND HYGIENE
For health reasons, the doonas/quilts provided are not to be used in place of bed linen, and may only be used on the bed exterior. Failure to adhere to this will result in extra cleaning costs which will be forfeited from the bond. (Please do not remove the top sheet from bedding)
The thermostat on the refrigerator is not to be tampered with, and all food items belonging to the tenant are to be removed from the refrigerator and pantry at check-out.
Tenants must take all reasonable care of the premises and its contents, and promptly report to the owner/agent any malfunctions, damages and losses. The tenant will pay to the owner/agent all costs incurred by the owner, caused solely by the tenants occupancy of the premises including repairs, replacements. The agent/owner shall be entitled to recover such costs from any deposits or bonds held by the agent/owner but without limiting the liability of the tenant.
The tenant shall not make any improper use of the drainage systems and other services connected to the premises. The tenant is not to remove, or move, any furniture or effects from the premises or to any other area of the premises.
We recognise that our property is located in a quiet residential area and hope that you will respect our neighbours’ right to enjoy this environment without disturbance. Please comply with the following restrictions according to statutory laws, by-laws and regulations applicable to the premises. Excessive noise is not permitted after 11pm on weekends and during the week not after 10pm. Complaints from neighbours may result in a request that you leave the premises and forfeit the period of your stay and accommodation fees.
By special arrangement spa usage may be permitted but strict conditions apply. Tenants should wash excess sand, dirt and grass before entering the spa. No glass ware is permitted in the spa at anytime. The hot tub must be covered when not in use and thermostat should be set at optimum temperature of 30-32 degrees. Children must be supervised by an adult at all times.
Bikes are provided for guest enjoyment but must be used sensibly and all road safety rules adhered to, (such as wearing the helmets provided). Bikes must not be left unattended when used away from SeaClusion premises. Bikes are used at guest’s own personal risk, and children should be supervised at all times. Folding bikes must be assembled correctly prior to use & the owner does not accept responsibility for bicycle mishaps
GAS FIRE PLACE
The gas fire is provided to enhance the experience for guests during the cooler months. The thermostat should be set at the optimum level of 22 degrees. Acceptable usage is for 4-5 hours per day. Excessive usage, (where the heater is left on for extended periods, ie overnight), will incur an excess usage fee of $35 per day.
Neither the agent or owner are responsible for the tenants effects kept or left at the premises.
The tenant will permit the agent/owner and persons authorised by the agent/owner to enter the premises during the term for the purpose of necessary repair, investigation of complaints whilst respecting the tenants right to privacyA final inspection of the premises will be undertaken at the time of departure, or soon thereafter, to assess the condition of the property.
BOOKINGS ARE MADE IN GOOD FAITH BY THE AGENT/OWNER
....but may be subject to any changes as notified by the owner prior to the commencement of the booking.
All information is given in good faith. Tariffs quoted are correct at the time of printing and may be subject to change without notice until payment has been actioned.
A breach of any of the above conditions may entitle the owner to refuse access, amend the rental or immediately terminate the tenancy. No refund will be paid on the termination of the tenancy resulting from breach of these terms and conditions.
