Avalon Lea Homestead is a luxury three bedroom, three bathroom farmhouse which has been tastefully renovated to bring modern conveniences to this beautiful Queenslander, while keeping its natural charm. The homestead commands a high position on a picturesque 120 acre certified organic working farm, with panoramic views from every window.

Watch the glow of Byron’s iconic lighthouse from the verandah at sunset; create memories and share a meal made in the fully appointed gourmet kitchen – pick herbs from the garden and dine using the magnificent table setting or go easy with a barbeque on the deck. Tuck yourself into the library corner with a good book, walk among the bountiful exotic fruit orchard, fall asleep by the fire and feel rejuvenated, recharged and refreshed by the pristine subtropical surrounds.

With plenty of space inside and out, lush tropical gardens, outdoor fire pit, additional kids’ area and sofa bed, the property sleeps a maximum of nine and is an ideal choice for families or groups.

Bedrooms

The private master bedroom has a queen bed and ensuite, and opens through French doors onto a north facing verandah, shaded by mango trees. The second bedroom is comfortably home to a king size bed and additional lounge (converts to queen bed) where you can take in views of the garden and greenery beyond. The third bedroom oozes charm with an original fireplace and adjoins a separate bathroom. The kids area includes a gorgeous day bed / king single bed – plenty of fun to play on by day, and a place to rest a sleepy head at night.

With the recently completed renovation, the kitchen is truly at the heart of this home. The open design allows whoever is busy in the kitchen to remain part of the action – cooking and entertaining with ease. Food fans will feel at home with a six burner gas stove and electric oven, stylish finishes and generous space.

Living & Dining: The kitchen opens onto a beautiful open plan living/dining space, complete with designer French ten-seater dining suite, fire place, compact stereo with ipod dock, modern leather lounges and flat-screen TV/DVD. Kids will enjoy the separate play area with TV/DVD, toy box and books.

The homestead includes laundry facilities with washing machine and dryer.

Location: Avalon Lea Homestead is nestled between Byron Bay and the hinterland villages of Mullumbimby and Bangalow (12km, 6km and 19km respectively). It is approx five minute drive to the festival sites for Blues Fest or Splendour In the Grass.

**Notes:

-Group restrictions - maximum of 6 adults at the property.
-Strict no party policy - fees and eviction can apply for security call-outs (in response to the noisy neighbour hotline).
-No schoolies permitted.
-Christmas and New Year Bookings: if dates include both Christmas Day and New Year's Eve a 12 night min stay applies.
-We reserve the right to cancel any bookings made that do not comply with these conditions. Breaches of these conditions during your stay may result in loss of bond or immediate termination.

Cancellation
Cancellations will result in a loss of your deposit OR full payment should this have occurred. We will endeavour to rebook your dates if at all possible. If we can rebook your dates for the same rate then we will refund you your deposit less a $100 cancellation fee and credit card fees if you paid by credit card. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee and credit card fees if you paid by credit card.

Extra Fees
A $55 non refundable Booking Fee applies to all bookings.

Inappropriate Bookings and Schoolies
As a duty of care to our properties the management reserves the right to refuse any bookings that we feel may be inappropriate or fall across the Schoolies dates.

Christmas and New Year Bookings
If you're booking covers both Christmas Day and New Years Eve then the booking must be at least 12 days in length.

Noise
Noise/Functions/parties - Excessive noise and functions are not permitted as they can cause disruption to neighbours. A security company may be called to investigate complaints of excessive noise or anti-social behaviour incurring up to $200 charge for call out, which is taken from the security deposit. After one warning guests may be evicted from the premises by security with loss of rent and bond. If an unauthorized function is held at the property then your whole bond will be retained.

IMPORTANT

The apartment/holiday house you have booked is privately owned and managed offsite. This means that it is not managed or associated with the onsite management.
