All accommodation is for residential purposes only. Private functions allowed by arrangement and may be subject to an extra fee. NOISE: Please be mindful of our neighbours and keep excessive noise down. Any noise complaints will forfeit the security deposit - NO EXCEPTIONS - Cleaning penalty fees will be applied if the property is left in an untidy or unclean condition or if excess rubbish and bottles have not been removed. Please leave the property as you find it - dishes in the dishwasher - rubbish in the bins provided - no food to be left on the premises. All breakages must be paid for - Sorry, no pets - Non Smoking Property - Smoking strictly prohibited inside the building - a cleaning fee of $500 will occur if this rule is broken and your security deposit forfeited - NO EXCEPTIONS
Check-in: 1pm - Check-out : 11am - flexible depending on bookings. Minimum 2 night stay during school holidays and public holiday periods
We accept payment by Mastercard, Visacard and all debit cards. NB: AMEX cards are not accepted at this time - we apologise for any inconvenience - if Amex is used to make a reservation through any of the booking channels please contact us with details of another credit card to secure the booking or the reservation may be cancelled.
TERMS: A minimum of one nights tariff will be taken at the time of booking with the balance and security deposit payable 48 hrs before checkin by credit card.
DEPOSIT 50% is required for more than a one nights stay to secure the booking. Please ensure your dates are correct as the deposit is non-refundable - payment is processed anytime within 48hrs of booking. NB: bookings made directly from Expedia, Wotif and Agoda will have the full amount deducted by Credit Card 24 - 48hrs after booking.SECURITY DEPOSIT COTTAGE $500 - deposit will be taken as a preauthorised hold on the nominated credit card 48 hrs before checkin, and will be refunded after checkout inspection and the property has been cleaned.

In the event there is a cancellation the deposit will be retained and the remaining balance will only be refunded when the property is fully re-let for the same period at the same or greater rent.
All cancellations must be in writing via email and are subject to a 25% cancellation/handling fee. No refund for an unused portion of a holiday booking will be made. A change in booking dates attracts the same conditions as for cancellations.
