1 General requirements

a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Owner Manager and security services (Law enforcement officers)  during their stay; and

b) Guests must notify the Owner Manager of any disputes or complaints from neighbours as soon as is practicable.

2 Noise and Residential amenity

a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

b) Offensive noise is prohibited and may result in termination of permission to occupy the

Property, eviction (depending on severity), loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions;


c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b) Guests are responsible for ensuring that Visitors comply with these House Rules.

4 Gatherings or functions

a) The Property is not a “party house” and any such activities are strictly prohibited; and

b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

5 Parking

a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b) Parking arrangements at the Property are as follows: Carport, Drive way and curb side without inconveniencing any neighbour.

6 Garbage and recycling

a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and

b) Garbage and recycling arrangements at the Property are as follows: Garbage bins are to be put out on Sunday night for collection and brought in the next day.

7 Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

8 Swimming pool/spa (if applicable)

Not Applicable.

9 Deck and balcony areas

If you are relaxing on the deck after 10pm, you have to ensure that clause 2a above (Noise and Residential amenity) is been strictly adhered to.

10 Smoking

Smoking is strictly not permitted within the premises. This is a precaution to avoid threat from accidental fire.

11 Pets

Pets are strictly not permitted.

12 BBQ

Please ensure that the BBQ and inside of the oven & oven trays are clean. Turn off the gas cylinder tap when cooking is over.

13 Damages and breakages

Damages and breakages must be reported to the Owner Manager.

14 On departure arrangements

  • Ensure BBQ gas bottle valve turned off and the BBQ is in a clean state and covered.
  • Please ensure that inside of the oven & oven trays are clean.
  • All lights are switched off.
  • All heaters and electric blankets are turned off.
  • Soiled plates have been washed.
  • During the night and when departing at the end of your holiday, please fold the table tennis table, cover with the tarpoline and secure to prevent  wet weather damage.
  • Rubbish tied and thrown into the external bin. The bin to be kept at the curb for collection.
  • House to be left in a clean condition.
  • Remotes back in their original places.
  • Appliance instruction manuals replaced in drawer right of the microwave.
  • Crockery and cutlery washed.
  • Electric stove turned off.
  • Report any damages.
  • Windows and doors are locked.

16 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Owner and Manager reserve the right to terminate permission to occupy and to evict (depending on severity),from the Property, Guests or Visitors who refuse to follow these House Rules or who cause  a nuisance.

  1. The Tenant (you) are given occupancy of the premises for holiday purposes only and only for the period stated on this booking form.
  2. Full rent plus a refundable security deposit of $ 200  is required to secure a booking. Payment methods are given below. The completed booking form also needs to be faxed or mailed back.
  3. Premises are available from 2 pm on the day of arrival and are to be vacated by 10 am on the day of departure.  Access details will be advised once the deposit is received.
  4. In the event you cancel your booking, the deposit will be refunded if the owners obtain another booking for the period of the cancellation. A cancellation fee will apply. This is 10% of the deposit if notified more than 60 days prior to the booked arrival date, and 50% of the deposit if notified within 60 days.
  5. The booking is accepted in good faith, but may be subject to change due to circumstances beyond the owner’s’ control. In this event the owners will try to give you as much notice as possible, and any deposit paid will be refunded in full.
  6. The number of occupants must not exceed the number stated on this form anywhere in the premises.  Violation of this clause would cancel your booking without any refund of money already paid. Sleeping in tents in the rear garden or accessing power for a caravan is strictly prohibited.
  7. The premises are to be left in a clean and tidy condition. All breakages, damage and lost keys are to be reported to the owners immediately. If you notice any breakage or broken equipment for which you are not responsible, report to the owner ASAP. . If the cleaners incur extra time and cost since the property has been left filthy, that cost will be recovered from your bond.
  8. No responsibility is taken for occupants’ personal property left on the premises.
  9. The property is described as accurately as possible on the website. However, no liability is accepted for errors or incorrect description unless they substantially affect the amenity of the property.
  10. You will reimburse the owners for any breakage, damage to property and contents including damage to furniture, fittings, equipment, blinds and carpets etc which occur during your stay.
  11. You accept full responsibility for the actions of all persons staying with or visiting the holiday premises you occupy. Particular attention to that of being a nuisance to adjoining or neighbouring occupants.
  12. On arrival if you notice that the house has not been cleaned, then you are required to notify the caretaker immediately.
  13. In winter time please ensure all types of electric heaters are turned off when you are in bed. This is to prevent any type of fires which occur due to heaters (electric and gas).

Please Note

  • Pets are NOT PERMITTED on the premises. Smoking is NOT PERMITTED within the house.
  • When you leave please ensure that heaters and other appliances are switched off, fire (if any) is put out and the doors are locked
  • Please ensure that the inside of the oven & oven trays are clean, BBQ is clean to be used by next guests,  Dirty dishes, plates, glasses are washed since any extra cleaning charges levied by the cleaner will be recovered from the bond.
  • During the night and when departing at the end of your holiday, please fold the table tennis table, cover with the tarpoline and secure to prevent  wet weather damage.
  • Fire safety – please ensure all heaters are switched off when leaving the house and all heaters are switched off when in bed.
  • All breakages, damage and lost keys must be reported immediately and paid for
  • Garbage bins are to be put out on Sunday night for collection and brought in the next day.  Excess garbage is to be taken to Council Refuse Centre.
  • Parties & functions are STRICTLY prohibited as the home is located in a serene holiday location where guests & residents retreat to bed early & rise early morning to enjoy the days activities and the surrounding scenic beauty.  The council imposes a 10pm to 8am time restriction on noise pollution..
  • Tenants of the age 17/18 on holiday without parents should not consume alcohol/spirits in the premises.

Mollymook is about 3 hours south of Sydney and about 2.5 hours from Canberra.

If you are travelling from Sydney;  get to Princess Hwy and head south.  Keep heading south until you reach Milton (about 40 minutes from Nowra)

At the first set of traffic lights in Milton, turn left to Marton Porter Dr.

Drive about 1km on Marton Porter until you reach the sign Mollymook Beach on your right.

Take the right turn at the sign Mollymook Beach.  The road which you turn into is Garside road. THE BREEZE is number 74 Garside road (on your left)

If you are travelling from Canberra or from Melbourne;  first reach Batemans Bay and then head north on Princess Hwy until you reach Ulladulla.  Drive further north passing the harbour.  At  the second roundabout  (after passing the harbour) turn right to Golf  rd.

Go pass the golf club and at the next roundabout turn right to Mitchell Pde.

Short distance on Mitchell Pde you reach Donlan Rd to your left.

Drive along Donlan Rd and take the first left turn. This is Garside Rd.

Number 74 is on your right.
