Beachwood House

Beachwood house is a Californian style Beach House boasting 240 degree ocean views from Narrawallee Beach to Green Island and Point Perpendicular and south towards Mollymook Beach. Mollymook Beach is located near Ulladallu, in the Shoalhaven region of the South Coast, NSW.

Beachwood is positioned high on Mitchell Parade on Bannister Headland. It is an easy walk to the northern end of Mollymook Beach and the southern end of Narrawallee and Jones beaches. Fifty meters to the world famous Rick Steins Restaurant "Bannisters By The Sea". A few minutes drive to many popular beaches and surfing spots.

From the large upstairs balcony you will enjoy afternoon sea breezes and the breathtaking sunrises and sunsets over the water. Equally, you will enjoy the private, child friendly, sheltered back garden and entertaining deck, before jumping into the heated salt water swimming pool.

Beachwood has been tastefully furnished for a comfortable, relaxing holiday or short stay. Ideal for families and friends to get together as the house sleeps 10 comfortably.

Linen is included all year round. This includes sheets, pillowcases, doonas and blankets, bath towels, tea towels and bath mats. We will have the beds made for you when you arrive.

Bathrooms have a hair dryer, hand wash and toiletries.

The kitchen has all the pots, pans and utensils you are likely to need. There is cleaning product, detergent, dish-washing powder and dishcloths available as well as cleaning equipment for the BBQ. We also supply items like Gladwrap, foil, paper towels and tea towels.

The pantry has all the basics including olive oil, salt and pepper, tea bags, instant coffee, and sugar.

The kitchen has a A Nespresso coffee machine.
There is laundry detergent supplied for the washing machine.

A Port-a-Cot, highchair and internal Baby Gates are available at no extra cost.

There is a great open plan kitchen, large dining and living room upstairs along with a separate rumpus room downstairs (perfect to give the kids their own space!). Wi-Fi is available throughout the property.

The kitchen has modern appliances and all you'll need to cook up a storm.

The lounge has amazing views with a Smart TV, FOXTEL, Netflix, Blu Ray player, and selection of DVDs. A wood heater waits for those cosy winter nights.

A large dining table accommodates ten to twelve comfortably. Sliding doors opening onto the deck area and amazing 240-degree views.

A well equipped kitchen with chilled water refrigerator, dishwasher, microwave oven, gas cook-top, and large pantry. A utility cupboard houses the iron and ironing board and vacuum cleaner.

Bedroom 1: Queen sized bed overlooking the pool area with external access that leads onto the rear deck. There is a large robe.

Bedroom 2: Queen sized bed with filtered ocean views. There is a large robe. This is located on the ground floor.

Bedroom 3: Queen sized bed with large robe,both queen sized bedrooms are located on the ground floor,situated with privacy in mind.

Bedroom 4: A Trio bunk (Single top and double below) with single trundle underneath sleeping 4 comfortably. Situated just off the family room.

There are 2 large bathrooms. The upstairs bathroom is equipped with a large spa bath.

The laundry is downstairs, with a third toilet and is accessible from the rear deck and pool areas. The clothesline is around the corner.

There is a solar heated salt-water pool, and outdoor shower. An entertaining area with BBQ. The rear yard is fully fenced yard out the back and plenty of deck room available both upstairs and downstairs. Plenty of parking, with a large remote controlled lock up garage and room on the driveway for another three cars to be parked.

Unfortunately pets are not permitted at this property.

Beachwood House is located in a residential area within the Shoalhaven City Council area, and as such is subject to a acceptable noise policy, which requires you to keep noise at a reasonable level at all times.

Parties and Functions are strictly prohibited.  The price charged is for domestic use only and not commercial.  Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Unfortunately, pets are not permitted at this property.

No Schoolies bookings will be taken.

No smoking inside.

A breach of any of the above conditions may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.

Terms and Conditions of Temporary Holiday Accommodation: Beachwood House
•    “Booking” means the period for which you have paid to stay at the Property.
•    “Property” means “Beachwood House”: 196 Mitchell Parade, Mollymook Beach, NSW and all its fixtures, fittings and equipment.
•    “Management” means the owners and managers of the Property.
•    "Guests" means the persons who stay overnight in the Property during the Booking.
•    "Visitor" means a person a Guest permits to visit the Property during the Booking.
•    Payment of the Deposit constitutes acceptance of these Terms and Conditions.
•    Check-in time is strictly not before 2:00pm on the arrival date and check out time is strictly no later than 10:00am on departure date.
•    Late departure is subject to prior arrangement and availability and extra charges will apply.
•    You must notify Management of expected arrival time and a mobile contact number at least 14 days before arrival.
•    Check-in/check-out and key collection/return procedure will be as follows unless special arrangements have been made prior to arrival.
Payment by Direct Credit or alternate method

•    A 50% deposit must be received within 3 days after the Booking is taken by Management. Bookings are not confirmed unless and until this deposit is received.
•    Payment in full must be received no later than 28 days prior to your arrival.
•    Payments of the amount due must be received in Australian $ net of any bank or other transaction charges.
•    Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability to you.
•    We accept payment by the following methods:(Amend as applicable)

Visa, MasterCard, direct deposit into our bank account, bank cheque or money order.
•    A credit card surcharge of 1.4% will be levied to cover transaction costs associated with credit card payments.
•    Our bank details if not set out below will be advised to you.


•    If you wish to vary or cancel your Booking, please contact us immediately on 0439 972 714.

•    Your deposit is non-refundable in the event of a cancellation.
•    If you have paid more than the deposit or paid in full and cancel your Booking you will be refunded the balance (subject to below).
•    Should you be eligible for a refund it will be made through your chosen payment method at time of Booking.
•    A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
•    A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests.
•    An administration charge of $100 will be charged for any variation or cancellation.
•    If Management is able to relet the Property for the period cancelled a further refund may be made less administration charges, commissions and expenses.
•    We have a minimum nights stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.

•    A bond payment of $1000 is required at the same time as the outstanding balance of your Booking. It will be credited to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 3 working days of your departure.
•    Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.
•    A credit card authorisation must be provided to Management upon confirmation of your Booking
•    Any damage loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the credit card. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.

•    If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

•    Parties and Functions are strictly prohibited.
•    Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.

•    We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Further linen may be hired through Management. Beach towels are not included.

10.    PETS
•    Pets are not allowed at the Property

11.    SMOKING
•    Smoking is not permitted in the Property

•    You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
•    You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion).
•    Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
•    Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
•    Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
•    Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card.
•    All furniture and furnishings must be left in the position they were in when you arrived
•    The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.
•    You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $100.
•    Smoking is not permitted in the Property.

•    In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
•    Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
•    Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

•    We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.


It is a short stroll down to the patrolled Mollymook Beach. In the other direction, via an easy bush path, is Narrawallee Beach. Also Jones Beach is close by and ideal for snorkelling and scuba diving.

A 5-minute walk down via Jones Avenue is the Mollymook Shopping centre, which offers a cafe, chemist, bakery, supermarket, delicatessen, a butcher, extensive newsagent, takeaway food shop, art gallery and liquor shop. The new Bannisters Pavilion, Bannisters By The Sea’s little sister, is now open.

A stones throw away is Rick Stein’s restaurant: Bannisters By The Sea.

The historic town of Milton is a ten-minute drive away. Known for its popular cafes, restaurants, boutiques, antique shops, two family friendly pubs and the historic Milton Theatre and live music.

Cupitt’s Winery is minutes away as is Mollymook’s two golf courses. One is the 18 hole Hilltop and the other is the 9 hole Mollymook Beachside Golf course and Club house.

Ulladulla Harbour has fishing and diving charter all year round. The Ulladulla town centre has major supermarket chains, boutiques, cafes, Movie Theatre, Library etc.

Bush walking is also popular and includes the Pigeon House Mountains and many other walks.

The Ulladulla region is a mecca for surfers and all types of water sports. Mollymook has something for everyone.
