A deposit of 50% is required to secure the booking
Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full before occupancy, or as previously agreed to in writing. Or the owner has the right to cancel the booking and attempt to re-let.
Cancellation if caused by the client - money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee applies.
To maintain good standards for our guest we require certain conditions to be complied with, we appreciate most will respect our property but the occasional abuse requires that we state the following conditions:-
The number of guest should not exceed number stated on the confirmation notice or subsequently agreed to in writing.
Parties and functions are prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear and tear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to that agreed may result in the loss of your bond and/ or additional payments.
Damages, breakages, theft and loss are the tenants' responsibility during their stay.
Arrival time is after 2:00 pm (this may only be varied with the owners written permission)
Departure time is before 10:00 am (this may only be varied with the owners written permission)
Disturbance to neighbours, including excessive noise is prohibited and may result in the termination of rental and the loss of the bond.
The bond will be refunded on confirmation that there has been no damage to the property and subject to the above conditions being met. It is designed to cover any additional costs incurred, including but not limited to, any breakages, damage or excess cleaning requirements, excess garbage removal, extra guests beyond those declared.
Loss - the owner take no responsibility for the tenants' personal property.
Linen is to be supplies by the tenant unless otherwise agreed.
The owner will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to the booking due to unforeseen circumstances.
The house and gardens are to be left clean and tidy, all washing up must be done and put away the BBQ is to be cleaned.
No sand residual in the shower or bath.
No food items should be left in the refrigerator or cupboards.
The furniture is not to be moved/rearranged.
Permission must be received in writing if you wish to bring your pet. Pets are not allowed on any of the furniture, all toiletries must be cleaned up and disposed of, pet odours and pet hair must be removed.
On departure all windows and door should be closed/locked, the power and water turned off at the mains and the keys returned as per instructions.
Garbage bins should be placed at kerb side on Monday evenings for collection on Tuesdays. All excess garbage is the tenants responsibility to remove.
