Dunns Creek Downs has one very private 2 bedroom cabin (sleeps 5) set on 9 acres that backs onto State Forest.  It is a fully self contained cabin that is carpeted with leather lounges and reverse cycle air conditioning. There is a large covered deck with a barbecue overlooking a rainforest creek and a paved courtyard with an outdoor setting.

We are situated half way between the tourist towns of Batemans Bay and Moruya. We are a 3 minute drive to beautiful Rosedale Beach and Guerilla Bay with their many secluded coves and beaches. We are a short distance from clubs, shops, the Tomago River (boat ramp) and the tourist village of Mogo.

The cabin is surrounded by native gardens inhabited by abundant bird & wildlife. We have identified over 50 species of native birds, including several pigeons - some of them are rare & can only be seen in a rainforest setting. There are bird feeders in the garden. We have compiled a bird book and supply seed and binoculars.

The property backs onto the Mogo State Forest, with its many bush tracks, and is situated on a hill behind Rosedale.  We are 200 feet above sea level - on hot days when temperatures are soaring, arriving at our property is like a breath of fresh air, in the winter months we don’t have the cold winds coming off the ocean.

There is plenty of room; you can use a paddock for a game of cricket.  Children love exploring and seeing the birds and wildlife in their natural surroundings.  Adults love the tranquillity.

Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owner in writing.

  • We will require an imprint of your credit card on arrival. This is to act as a security deposit. Any shortages, breakages or other damage including excessive cleaning charges will be charged to your credit card on your departure. If there are no such charges the imprint will be destroyed.

  • Children are welcome here but we are a farm and have an unfenced dam 70 metres from the cottage. The cottage also has unfenced rainforest gullies on two sides. All children of vulnerable ages must be supervised by an adult around these areas.

  • We are on tank (rain) water and the cottage is surrounded by tall gum trees and bushland. As the water is caught on the roof there could be occasional discolouration of the water due to the gum leaves and nuts that fall on the roof. We have a filter from the tank to the cottage and the water is quite safe to drink etc.
  • Deposit of 50% is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

  • Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

  • Cancellation if caused by the client:- money paid is not refundable unless we are advised 30 days prior to arrival or the house is re-let for the entire period. If a refund is made then a $50 cancellation fee will apply.

  • The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

  • To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

  • Number of guests should correspond with the number of guests booked and should not exceed the cottage limit of 5 people.

  • Smoking is not permitted inside the cottage; however there is a large covered deck to accommodate smokers.

  • Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

  • Any damage, breakage or loss of furniture, furnishings, equipment, or keys is to be reported immediately and paid for at cost, other then acceptable wear and tear. Please note, that our cleaners do a detailed inventory check both before and after your occupation.

  • Arrival – check in time is 2.00pm. Could you please let us know an approximate estimated time of arrival so we can meet you on arrival.

  • Departure - Check-out time is 10.00AM by the latest, to allow time to prepare the property for the next guests. Additional late departure fees will apply at the nightly rate unless otherwise agreed with the owners. All premises are to be left in a satisfactory clean and tidy state, including all garbage wrapped and emptied into the outside garbage bin and washing up done. In the event of excessive cleaning requirements, an extra cleaning fee will be invoiced to the guest. Keys can be left on the coffee table in the lounge room.

  • The client making the booking must be 18 years or over and agree to take full responsibility for the temporary rental of the property.

  • Furniture, fixtures and fittings are not to be altered or moved between rooms. The BBQ must remain on the outside deck. Bedspreads, woollen blankets are to remain in the cabin and not be washed by the tenants. If there is any damage / soiling to these items that makes them unusable it is to be reported to us so that replacements can be issued – charges for extra cleaning resulting from this will apply.

  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.

  • Sheets and towels are to be supplied by the tenant. Linen hire (sheets & towels) are available at $20.00 per person (beds made prior to arrival), please let me know if this is required. Due to health requirements all guests are required to use sheets & pillow cases.

  • Pets are not allowed unless specific arrangements have been made in writing with the owner.

  • Loss - the owners take no responsibility for the tenant’s personal property.

  • Variations to these conditions may only be made by prior arrangements with the owner in writing.


The setting is fantastic- a wonderful bush setting. The hosts were also very helpful. The accomodation itself while comfortable is a little dated. The best thing about the cabin is the location, the variety of birds and other wildlife is tremendous. The owners are very helpful and always on hand if needed. A great base for the many beautiful beaches nearby, our children loved making friends with the horses on site. We had an amazing time and loved every minute of our stay. The cabin was big enough for the 4 of us. Everything we could of needed we had. The kids were not bored for a second and loved feeding the birds every morning and afternoon. They even hand fed chicken to the kookaburras which was just amazing to see! Joanne and Lyle are awesome, making sure everything was great for our stay. Can't wait to visit again. Beautiful cabin with amazing scenery. Peaceful and relaxing to stay in such a cosy cabin. The rainforest is just incredible with all the birds that hang about on the balcony in the mornings. My 1 year old had a blast with the birds. The owners were very kind and helpful, genuine nice people. Would highly recommend to anyone and look forward to going back again in summer!!5/5 by ,

The rainforest off deck setting was a delight. Birds life was wonderful and owners had a passion for it, displayed in a manual of birdlife seen on property which they'd compiled with loving detail - FAB! Also loved that it was filtered tank water as our town water is full of chemical and posionous flouride solutions, so overall my body enjoyed the fresh air, water and environment. Well-equipped and comfortable cabin set in a beautiful rainforest gully. This place truly is a bird-watchers paradise; we counted 15 different species just from the verandah. The cabin was great and it was a tremendous opportunity to relax in comfort. Ideally situated, there is so much to see and do locally. The birds that visited the feeding posts near the cabin over our stay included varieties we had not seen before and all were relaxed without being too tame. We found the cabin to be spotlessly clean and very well equipped. The location was absolutely perfect and we thoroughly enjoyed being so close to nature amongst the birds and wildlife.We took Jo-Ann's advice and spent a lovely morning on South Rosedale beach, then in the afternoon we took Lyle's advice and went on the headland walk at Geurilla Bay where we were fortunate enough to see a passing whale - a real highlight of our trip!5/5 by ,

We thoroughly enjoyed our stay at Dunns Creek Downs. We found the cottage to be clean and comfortable.It is the perfect place to relax and unwind in the bushland setting. We have no hesitation in recommending it to others. Places are few and far between where you can feed the native birds. Lyle and JoAnne were very pleasant and helpful hosts. We were very happy with our stay at Dunns Creek Downs. The bush setting was tranquil and very relaxing, plus a variety of excellent beaches just a short drive down the hill. The cottage had quality furnishings and equipment, and had everything to make home away from home.
