The Deweyshack, a charming rustic 3-bedroom cottage nestles at the edge of a very large and vibrant garden abounding with native wildlife, fruit and citrus trees. First photo is the Deweyshack 4 years ago when we bought the property. Last photo (#21) is the Deweyshack today - it has since been repainted an eco-gray colour outside and off-white inside with new curtains and vertical blinds, new floorboards to the living areas, and a refreshed main bathroom with floor to ceiling tiles and new fixtures. It is an oasis of tranquility with massive bushland views, yet minutes away from stunning beaches (dog-on-lead, Merry and Kioloa), excellent fishing, snorkeling, kayaking and surfing, and the beckoning trails of the Murramarang National Park. Enjoy the cool breezes on the large deck looking out to bushland over treetops in summer. Delight in the comforting warmth of the fireplace when it's cold outside after long bushwalks in the nearby national forests or strolls along the beach. This huge and unique fully fenced and gated half-acre battle axe block provides off-street parking for 2 cars. Secure parking within the property for your additional cars, trailered boats, kayaks, mountain bikes, canoes and similar larger toys is available on written request but subject to management's discretion. Additional charges will apply. Toilet-trained, well-behaved dogs are allowed inside but never on furniture and only by written prior arrangement on application. Merry Beach Take-away and convenience store (3 minute walk away) has ATM, daily newspapers, fresh bread and milk, yummy fish and chips, burgers, cappucino, etc. Next door is Kioloa's own, Merry Street Restaurant open most days, healthy food, reasonable $$. An IGA supermarket, chemist, bakery, bottle shop and news agency are a short drive to the Bawley Point shops. Walk to Pretty Beach, or hike along the coastline and national park to Pebbly Beach, enjoy comfortable 4-wheel driving in the surrounding bush to get to Pigeon Mountain, Berry Farm and Shallow Crossing. Sample wine at local wineries and fine dining at various award-winning restaurants further north at Ulladulla (Cupitt's, Millard's), Mollymook (Tallwood and Bannister's), Milton (St. Isidore's). Milton is a shopper's paradise-lots of little boutique stores and cafes. As you're heading north, try the Burrill Lake fisho on Prince's Highway for the freshest catch of the day fish and chips, prawns, oysters, newly caught fish. Or head south to Bateman's Bay, Mogo, Narooma and beyond - the list goes on. You will never run out of things to do and places to see and visit during your stay with us, no matter what the season. Kioloa and the South Coast have a lot to offer all year round and we know you'll want to keep coming back. Then when you need to relax, unwind, enjoy some quiet time, or just veg out, you will want to come home to the peace and comfort of the Deweyshack. If you must. there is reasonable mobile phone and mobile WiFi (BYO) reception for your devices at the top of driveway.

We love having guests and will pass on savings so that the Deweyshack is occupied at most times. Massive discounts on offer April and May, conditions apply. Four midweek nights (Sunday-Thursday) for the price of 3, $400 weekend special in April, $375 weekend special in May, and lastly a 25% off honeymoon special for 2 and only 2 occupants. A maximum 7 residents are allowed including kids. Beds are: queen in main bedroom, double in bedroom 2, and bunk (single top, double below) in kids' bedroom 3. Bring your own bed linen and towels. We can supply linen and towels but a surcharge applies, see below. Our Property Manager resides nearby and is able to provide assistance if required. Garden maintenance is done year round so you may see our gardener from time to time.

We are deeply appreciative and encouraged by positive reviews and feedback from our guests, and we continue to improve the property so they feel it's their second home - their favourite holiday venue. We take pride and are inspired by our steadily growing list of repeat bookings as testament to a job well done. A new washing machine, dishwasher, drip coffee machine, a new electric wok, portable personal spa for the bathtub, portacot for baby, and a new wood-fired heater were recently added to our list of creature comfort and improvements. In addition to the huge deck, a new outdoor garden setting was completed Dec 2015. The main bedroom has a second digital TV and DVD so Mum and Dad have their own. ALREADY IN: Large digital flat screen LCD TV and DVD in the living room, MP3 stereo, iPod/iPhone dock, vacuum cleaner, 4-burner gas BBQ, portable free standing heaters in each bedroom, upright fans and evaporative cooler for summer. Exciting announcement: ALL NEW kitchen will be installed this winter - new layout, new cupboards, new appliances. Nothing wrong with the present one - just want a new look for the kitchen. To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

1. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed to in writing or email with management.  As stated on the website, tariff is based on 4 occupants, kids included. Additional nightly fees will apply for extra guests and kids: High season - $40 for adults, $15 for kids; Low season - $25 for adults, $10 for kids. Kids aged 12 and above are charged at adult rates – we request you disclose ages of ALL KIDS and YOUNG ADULTS aged 17-26 in writing to management. ONLY a MAXIMUM 7 occupants are allowed at the Deweyshack.  We have set up the Deweyshack as a holiday home for family groups or for a small group of responsible friends. We reserve the right to prioritize applications based on disclosed information.

2. Guests must provide their own bed linen (pillow cases and bed sheets) and towels. Pillows, doonas and blankets are supplied and must be left in the bedrooms on departure. If required, we can supply bed linen and towels for an additional charge. Check with management re separate linen and towel costs.

3. Parties and Functions are strictly prohibited - the price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in termination of rental and eviction without refund and loss of your bond and/or additional payments.

4. You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify Management of this immediately. Management may, at their discretion, recover from you repair or replacement cost.

5. Disturbance to neighbours including excessive noise is prohibited, and may result in termination of rental and eviction without refund and loss of bond. Extra charges may be made for security and other expenses.

6. Smoking is NOT PERMITTED at the Property.

7. Before departure, all food must be removed from the refrigerator, all rubbish put in the appropriate council rubbish bins provided, all used crockery and cutlery washed and CLEAN crockery and cutlery packed away. Extra cleaning charges may be incurred for the cleaning of dirty dishes, dishwasher, refrigerator and washing machine, emptying the fridge and dishwasher, removal of excessive rubbish, dog hair on furniture and bedrooms, etc. The property should be left in a clean and tidy condition - similar to its condition on your arrival. We have provided a vacuum cleaner, mops and brooms, and enough cleaning agents for your use. Please be sure to wipe away grime from the gas barbeque, stove top and oven after use, and lightly sweep, vacuum and mop all floor surfaces, especially if you brought pets with you. All furniture and furnishings must be left in the positions they were in at arrival.

Cleaners are sent in after you leave to properly disinfect showers and toilets, kitchen and cooking surfaces, ensure floor areas are free of all dirt, dog hair, sand, etc., in other words, they are sent in to prepare the property for the next guests. Should the cleaning fee be more than usual because you have not complied with your pre-departure cleaning, you will be charged the additional costs which will be deducted from the security bond.

All windows and doors are to be locked. You are responsible for the safekeeping and replacement of accommodation keys. All keys must be returned as directed on your booking confirmation. Check out time is 10:00am by the latest, to allow time to prepare the Property for the next guests.

Note: Council collects rubbish every Monday morning around 7am. Guests staying the weekend are requested to put the bins out on Sunday night. Guests who depart either on Saturday or Sunday are requested to put the rubbish bins on the curb at the top of the driveway before they leave.

8. Pets are allowed; however, specific arrangements have to be made in writing to Management – you will need to disclose how many dogs will stay and the breed. Depending on the breed/size of dog, we will allow a maximum of 2 well-behaved, toilet-trained dogs per stay, i.e., 2 small and/or medium sized dogs and only 1 large or extra large dog. You must also bring your dog’s beddings, food bowl and drink bowl, and plastic bags for poop disposal. A poopy scooper has been provided for your use at the property. We would appreciate if you always clean up after your dog and properly dispose of its poop, whether at the property or during your walks around Kioloa. The property is fully fenced and gated so you can leave your dog home alone, but only for short periods. Any dog left alone in a place that’s not his own home for more than an hour will certainly be distressed. We are dog lovers and would never leave our dogs alone unattended in strange places for more than an hour. Although toilet-trained dogs are allowed inside, all bedrooms and furniture are NO-GO zones. Your dog may be better off happily living on the deck.  Dogs in the Shoalhaven are required to be “on leash” at all times EXCEPT when in an off-leash area. Dogs are only permitted to be “off-leash” in designated Council managed areas (you’ll find this flyer in our information booklet at the property) and must be under the control of a competent handler at all times.

*Please be advised that small breeds may still be able to break through gaps in the fence and gates, especially if they are predisposed to wander and are difficult to recall. You are totally responsible for your dog’s behaviour, and management will not be held liable for any lost dogs during your stay.

Note: Ticks are prevalent in the NSW South Coast, including Kioloa. Best advice is to consult with your vet on how to ensure your dog is adequately protected against paralysis ticks and bush fleas. We have used Frontline Plus on our dogs over the years with measured success (a daily check is still required and should be done). Management is not responsible for any injuries, illness or accidents to your pet during your stay at the Property. Should you need a vet during your stay at the Deweyshack, the number to call is 44545371 for the Ulladulla Veterinary Hospital.

9. Loss - the owners take no responsibility for the tenant's personal property. We recommend all guests purchase travel insurance since Management is not responsible for any injuries, illness or accidents, and loss or theft of your personal belongings that may occur during your stay at the Property. If you leave any personal belongings behind, please let Management know within 24 hours of your departure. Depending on logistics at the time, these items can be posted back to you at your expense within a reasonable time frame.

Deposit/confirmation of booking

When we receive your booking request for the Deweyshack, your preferred dates of stay will be temporarily reserved for you pending receipt of your first deposit to confirm your booking. We require a 25% deposit of the total tariff within 7 days after we agree to accept your booking via a direct deposit into a nominated Suncorp Bank account (details to follow). Bookings are not confirmed unless and until this deposit is received. Another 25% deposit will be due at least 2 months prior to arrival. Management works out an appropriate schedule of payments for all confirmed bookings.

  • However, where the stay commences in less than 4 weeks from the time of booking, the full amount (tariff + $200 security bond) must be paid up front and only by direct deposit to a nominated Suncorp Bank account (details to follow). Credit card payments, cheques and cash on arrival are not acceptable.

Early check in and/or late checkout are available on request subject to management’s discretion BEFORE commencement of stay, and will be confirmed ONLY when directions and access info are sent to you, i.e., 3-5 days before your intended stay. PLEASE BE ADVISED THAT REQUESTS FOR LATE CHECKOUT MADE DURING YOUR STAY WILL NOT BE GRANTED. Availability depends largely on tenancy turnaround and cleaners’ schedules.

Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owners in writing.

Deposit of 25% of total tariff is required to secure the booking and is NON-REFUNDABLE. Payment of the rental deposit constitutes the client's acceptance of these Terms and Conditions.

A further 25% must be paid at least 2 months before arrival. Balance of the rental amount must be received in full at least 28 days prior to occupancy if paying by direct deposit into the nominated Suncorp bank (details to follow). If not, the owner has the right to cancel the booking and attempt to re-let it. Personal cheques will be accepted if received at least 40 days prior to arrival. Credit card and cash payments are not accepted.

If you wish to vary or cancel your Booking, please contact Management immediately by return email at this email address: the deweyshack@yahoo.com.au. A variation of the Booking which reduces the number of nights stay will be treated as a cancellation of the Booking in respect of those nights. In the event of a cancellation, your initial 25% deposit is non-refundable. If you have paid more than the required deposit or paid in full and cancel your Booking, you will be refunded the balance of money you have paid after the initial 25% deposit is deducted. Should you be eligible for a refund, it will be made through your chosen payment method at the time of Booking.

We have a minimum nights stay policy of 2 nights. NO REFUND will be made for a variation to the extent that it breaches our minimum nights stay policy.

SECURITY BOND. A bond payment in the amount of $200 is payable at the same time as the outstanding balance of your Booking. The bond will be credited to your designated payment method once the property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 5 working days of your departure. Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. It is designed to cover any additional costs incurred including, but not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, etc. Please review all conditions below for more information.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg, fire, storm, repairs due to damage, etc.) Management will inform you immediately, in which case any moneys paid will be refunded in full.

UPON PAYMENT OF THE FIRST DEPOSIT, THE PHYSICAL ADDRESS OF THE DEWEYSHACK WILL BE SENT TO YOU TO ENABLE A GOOGLE SEARCH OF THE PROPERTY TO SEE WHAT'S IN AND AROUND IT SO YOU CAN PLAN YOUR HOLIDAY.

ASSUMING FULL PAYMENT OF TARIFF AND SECURITY BOND IS MADE, DIRECTIONS AND ACCESS INFO WILL BE SENT BY EMAIL 3-5 WORKING DAYS BEFORE YOUR INTENDED STAY. FRONT DOOR ENTRY IS VIA A KEY CODE INTO A LOCKED KEY BOX IN THE PROPERTY. KEY CODES ARE REGULARLY ALTERED BETWEEN TENANCIES FOR SECURITY REASONS. YOUR UNIQUE ACCESS CODE IS PROGRAMMED WITHIN 5 WORKING DAYS BEFORE YOU ARRIVE.
