LOCATIONBed and Breakfast @ Kiama is a small acreage with regenerated rainforest gardens, only two minutes drive to town and beaches on the peaceful quiet outskirts of town, surrounded by dairy farms. Enjoy the views from furnished decks overlooking the spectacular Jamberoo Valley and Southern Highlands escarpment, while listening to the myriad of bird life and lowing of the cattle, or view the stars in the night sky (without street lights to dim their sparkle).

KIAMA is a coastal town, situated on the south coast of New South Wales, just 90 minutes drive south of Sydney, with unique scenery, clean safe beaches, boat harbour, emerald green dairy farms, rainforests, waterfalls, and the adjoining towns and villages of Jamberoo, Minnamurra, Gerringong and Gerroa. Nearby tourist destinations include Berry, Shellharbour, Kangaroo Valley, Jervis Bay, Bowral, Wollongong, Nowra and Robertson.

FACILITIES: All guest rooms and entertainment areas have been designed and decorated to provide guests with everything they will need for their comfort, and all guests are provided with off-street parking, furnished verandah and deck areas, glorious gardens to wander in, wireless internet and 24/7 tea and coffee making. All bed and breakfast suites have ensuite bathrooms, all areas are fully air conditioned and all accommodation includes bed linen and fluffy white towels.

WEATHER: Kiama’s weather is very mild, owing to it’s proximity to the ocean and it’s rainforest climate, with no frost in winter and no scorching bushfires in summer. The temperature is generally between 10 and 30 C, and rainfall mainly in the evenings.

Accommodation options:

  • The Garden Room has a queen bed and roomy ensuite with shower. Sleeps one double.
  • The Rainforest Suite is a two room suite, and has a queen bed in one room, a double bed (or sofa) in the adjoining bedroom and a 3-room ensuite bathroom with separate toilet, separate vanity, a shower AND a separate large bath. Sleeps 1 double, twin share, two couples,  family of 3-4.
  • The Jamberoo Suite has a king bed (or twin singles, if you prefer), double bunks, and ensuite with bath. Sleeps 1 couple, twin share, family of 2 adults + 2 children, or 4 singles.
  • The Jerrara Spa Suite has a king bed (or twin singles, if you prefer), double bunks,  and ensuite with spa. Sleeps 1 couple, twin share, family of 2 adults + 2 children, or 4 singles.
  • The Three Bedroom House (3 double bedrooms) sleeps 3 couples or 3 singles. The living room includes a lounge room, dining room, furnished verandas, air-conditioning, barbecue, wireless internet, TVs, DVDs, complimentary movies, tea/coffee and more.
  • The Two Bedroom Cottage (2 units + living area) sleeps up to 8. Sleeps 2 couples, 2 families of 4, 8 singles, or an extended family of up to 8. The living room includes a living room with kitchen, dining and lounge, furnished verandas, air-conditioning, barbecue, wireless internet, 2 widescreen LCD TVs, DVDs, complimentary movies, tea/coffee and more.

  • The Guest House kitchen is generally not available for guest use, as it needs to be available to prepare guest breakfasts (guest dishwashing, some food preparation, and using the microwave is permitted on occasion, provided the kitchen is left clear for breakfast preparation)
  • Our indoor/outdoor Stainless steel barbecue kitchen area can be made available for guest use,  and is covered and partly enclosed with clear plastic café blinds and gas heater with seating for 12+

PAYMENT POLICY 
1. Payment of Booking Deposit 
Payment of the Booking Deposit in cleared funds constitutes acceptance of the offer to rent the Property on the terms of the Booking Conditions and these terms and conditions. 
2. Payment of balance of rental due: 
In the event that the balance of the rental payable is not paid within 14 days of the start of the Occupation Period or such other extended period as may be agreed in writing, we may cancel the booking and terminate this agreement. In those circumstances the Booking Deposit will not be refunded.

CANCELLATION POLICY 
Cancellation Policy / Terms & Conditions 
Definitions 
"Occupant(s)" means the person(s) contracting by this agreement to rent and to use the property. 
"Owners" means the legal owners of the property whether or not known to the tenants. 
"Occupation Period" means the period of the holiday rental from the Start Date/Time to the End Date/Time shown in the Booking Details. 
"Booking Deposit" means 50% or 100% of the Total Accommodation Cost shown in the Booking Details, as agreed. 
"Booking Details" means the Property Name, Start Date/Time, End Date/Time, Persons, Number of Nights and Total Accommodation Cost shown above

Interpretation 
The use of the singular includes the plural and vice versa where the context permits. 
The use of one gender is a reference to all genders, including the neutral.

1. Cancellation of booking 
In the event that the booking is cancelled by the Occupant for any reason after payment of the Booking Deposit, neither the Booking Deposit nor any other amount subsequently paid is refundable unless the Property is subsequently re-let to another occupant for the same period and at the same rental. In the event that the Property is re- let for a shorter period and/or at a lesser rental the Owners may retain the difference which constitutes their loss and may refund the balance. We strongly recommend that all occupants take out their own travel insurance. 
2. Assignment and transfer of booking to another property: 
The Occupant may only assign the benefit of this agreement to a third party with the consent in writing of the owners. The Occupant may request a transfer of the booking to another property after payment of the Booking Deposit but the owner is under no obligation to do so. 
3. Number of occupants: 
Apart from a reasonable number of day visitors on any particular day during the Occupation Period, the number of people occupying the Property must not exceed the number stipulated in the Booking Details. Any breach of this provision may cause the owner to terminate this agreement with immediate effect and will result in the forfeiture of the Security Deposit. Occupants are responsible, and liable, for the actions of their guests during the period of their stay in the Property. 
4. Security Deposit: 
A Security Deposit may be required for group bookings. It may be applied towards the reasonable costs of any damages, breakages, excess clean, excess garbage costs or noise complaints from the property as a consequence of the actions of the Occupants or their visitors/guests. It may also be applied towards the replacement of breakages or other loss or damage to fittings or furniture during the period of occupancy and towards any other losses sustained by the owners as a direct or indirect consequence of the actions of the Occupants or their guests whether as a consequence of a breach of the provision of this agreement or not. In the event that the costs of repairs or other losses exceed the amount of the Security Deposit, the Occupants will indemnify the Owners for any such losses and will pay same on demand. Where the Occupants have provided their credit card details, by their entry into this agreement the Occupants authorise the Owners to obtain payment for such additional losses (including amounts payable pursuant to cl 7, 8 and/or 9) by way of the Occupants credit card using those details as supplied. 
5. Other losses: 
Lost keys incur a minimum charge of $40. Lost or damaged remote controls to any electronic device will incur a minimum charge of $50.00. Cleaning of BBQ's left dirty by occupants with be charged at $30. No furniture, bedding, furnishings, appliances or electronic devices may be removed from the Property. 
6. No smoking: 
The smoking of any substance within the premises located on the Property is not permitted. Where additional cleaning is required as a consequence of smoking indoors an excess cleaning fee of up to $100 can be charged. 
7. Noise and complaints: 
Occupants are expected to respect their neighbours and the local community. In the event that the owners are required to attend the Property or contact the occupant during the Occupation Period as a consequence of noise complaints or complaints as to the Occupants behaviour by neighbouring property owners, the sum of $100.00 will be deducted from the Security Deposit. A second or subsequent breach may lead to the immediate termination of this agreement and the loss of the Security Deposit in full. 
8. Breakdowns: 
The breakdown of any electrical or other device during the Occupation Period should be reported to the owners as soon as possible and reasonable attempts will be made where practical to repair the item in question. The owners accept no liability or responsibility for any inconvenience due to the breakdown of any appliance or device supplied in conjunction with the rental of the property during the Occupation Period. Where the Property has a gas barbecue relying on bottled gas it is the Occupants responsibility to refill this if it should run out during the Occupation Period. 
9. Use of the property: 
The Property is to be used for holiday purposes only and strictly for the period stated in the Booking Conditions. The Property may not be used for functions such as birthdays, bucks parties, weddings or other similar arrangements without the prior written consent of the owner. Deleterious activities which may adversely impact on the Property such as, but not limited to, the cleaning of fish or the opening of shellfish are not to be carried out on the Property during the period of the tenancy. Any damage to the Property during the Occupation Period must be reported to the owners immediately. 
10. Personal property of tenants: 
Security of the Property during the Occupation Period is entirely the responsibility of the Occupants. The Owners are in any way responsible for any loss or damage to any personal property owned by the Occupants or their guests during the Occupation Period. Any property of the occupants found at the Property which are required to be mailed to the Occupants will incur a $20 handling fee plus packaging and postage charges. 
11. No pets 
No animals of any kind are permitted on the Property during the Occupation Period. 
12. No interest in land 
Nothing in this agreement shall be construed as creating a tenancy or conferring an interest in land upon the Occupants.

PUBLIC TRANSPORT : If you intend arriving by train, your hosts may be able to collect you from the Kiama Railway Station or taxis are plentiful and relatively inexpensive for the 2km trip from Kiama to Bed and Breakfast @ Kiama . Kiama itself is quite accessible by foot and most of this busy little town revolves around the main street, Terralong Street. The surrounding towns and villages of Minnamurra, Bombo, Gerringong and Berry have train stations close to town, and are all less than 20 minutes from Kiama Station. It is also possible to take the train from Kiama to the northern beaches of Wollongong and Stanwell Park for a day out and enjoy spectacular views of the Grand Pacific Drive and Sea Cliff Bridge. Seniors and Pensioners can take advantage of their cheap train travel, and International Visitors can purchase a “Day Travel” Pass (around $17 from CityRail) which provides travel by train, bus and ferry to various tourist destinations including Sydney.

From Sydney, follow the Princes Highway (Highway 1) and F6 Freeway to the south, then follow the “Wollongong” and subsequently “Nowra” road signs. Kiama is half-way between Wollongong and Nowra. Take the left-hand off ramp into Kiama from the Kiama by-pass into Kiama main street. Turn right at the big roundabout at Terralong Street and drive along this street until you go under the underpass and Terralong Street becomes Jamberoo Road. From this point, drive straight on for another 1-2 km until you reach the very top of the hill, slow down and take a VERY SHARP TURN RIGHT into Riversdale Road. Kiama B&B is the second property in the Street (look for the Kiama B&B shingle).
