This unique home backs directly onto Jones beach with easy access to the sand and surf. With options to book one of the two separate apartments or the whole home together, this property can cater for all types of guests for any type of holiday. A quiet getaway for a couple or the big family summer getaway.

 With stunning beach and ocean views from the lounge, dining, kitchen and main bedroom, the blue waves of Jones Beach break metres from the rear of this beachfront residence. 

This beach front house has a 2 bedrooms apartment upstairs, and a 2 bedroom apartment down stairs. Access between apartments is via an external staircase and you can reserve the whole house for your next Kiama getaway!

Upstairs features a large main bedroom with ocean views, a queen bed and a stylish arm chair to relax with a good book enjoying the view. The second bedroom has 2 single beds with trundles that can sleep 4 children.

 

 

The lounge and dining room have breathtaking views and an abundance of natural light. Cook with a view and beautiful ocean breeze in the well equipped kitchen.

Also included upstairs is NBN WIFI, unlimited phone calls (local, national and mobile!) and Foxtel all for your use at no extra cost.

There is a 50" flat screen TV, Blu Ray player and iPod dock. You will find a selection of movies, books and board games to enjoy. 

Downstairs features 2 bedrooms, the main with a queen bed and the 2nd bedroom has a set of bunk beds and its own seating area with a lounge + chaise, 40inch flat-screenTV and XBOX (with games). The lounge and studio kitchen with fridge, microwave, kettle, coffee pod machine and plug in two burner hot plate have ground floor views and direct access to Jones Beach. A hammock to lay and watch the stars on those warm summer nights is just out the rear doors. 

The large unfenced flat back yard facing the beach has gorgeous views to create happy memories, and keep the kids busy for hours. A game of cricket or a picnic while the kids play in the sand. 

A children's playground is nearby and a well stocked supermarket, bakery, pharmacy and liquor store are a short walk away. 

Allow the breaking waves to lullaby you to sleep, and the rising sun in the horizon wake you from your slumber. 

 This well presented home is within walking distance to Minnamurra River, which is a popular location for swimming, fishing, and stand up paddle boarding and kayaking. 

Wonderfully loved and recently refurbished, this home is available for stays from 3 nights to 3 months. 

All linen and towels are provided just bring your beach towel.

General requirements

Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager during their stay; and
Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.


Noise and Residential amenity

Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
Visitors

Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
Guests are responsible for ensuring that Visitors comply with these House Rules.

Gatherings or functions

The Property is not a “party house” and any such activities are strictly prohibited; and
Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
 

Garbage and recycling

Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left at the property:  all household garbage is to be put in the rubbish and recycle bins alongside the house at the side of the garage. Rubbish that will not fit in the bin is to be securely bagged and taken off site by the tenant.  The general waste bin and the recycle bin is put out each second Tuesday night. 

Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

Smoking

Smoking is not permitted indoors.


Pets

Pets are not permitted at this property.


Damages and breakages

Damages and breakages must be reported to the Manager.


On departure arrangements

Please see the owner/manager prior to your departure to make arrangements regarding keys, security, dishwashing, rubbish, etc.

Compliance

Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

GENERAL TERMS

  • The following terms and conditions are included in the TENANCY AGREEMENT. All guests are required to sign and return this agreement before your stay.
  • KEY PICK UP: Please contact the property manager to arrange key pick up (the managers details will have been emailed to you earlier). If you are arranging for pick up of keys outside of business hours, please advise at least one week prior to your stay.
  • CONFIRMATION OF BOOKINGS: To confirm a holiday booking a 50% deposit must be paid otherwise the property may be made available for renting. The balance is due at least 48 hours or more prior to arrival. Your credit card details will be held as security for the bond.
  • PAYMENT can be made BY CREDIT CARD, BANK DEPOSIT

 

  • CHECK IN & CHECK OUT: the property is available from 2 PM on date of arrival. The premises are to be vacated by 10 AM on the day of departure.

 

  • CANCELLATIONS: In the event of cancellation of the said accommodation and the premises are relet, 15% of the total tariff will be retained and the balance refunded. The entire amount will be forfeited if the agent is unable to secure or relet the negotiated period. The deposit taken on a particular property for a specific time is not transferable to another time frame on that property or any other property.


OCCUPANCY: The number of occupants is stated on our confirmation of booking form and this number must not be exceeded. The property shall not be used for any purposes other than holiday accommodation and shall not be sub-let.


DAMAGES, BREAKAGES & LOSSES: are the responsibility of the tenant. An inventory is checked after your stay and all damage or losses will need to be paid for.

CLEANING: Please leave the apartment as you found it. Please ensure that all dishes and cooking implements are washed and put away prior to departure. If the cleaner is required to do unreasonably more than a standard clean, the additional time will need to be charged.

GARBAGE should be placed in the bins provided and put out for collection on the allocated collection day, which is on the fridge. Any excess garbage to be disposed of in a proper manner by the tenant.

LINEN: Please note that Linen & Towels are not provided, so you will need to provide your own. Linen may be supplied on request for $60 per stay.

 

"Everything we needed for 2 families to share accommodation for 10. Easy to find. Great location." The property owners were very helpful through the booking process and quick to respond to emails. The surf beach was great for all ages but an understanding of how to identify and keep out of rips would be wise preparation before jumping in! It was great to be able to see the children on the beach from the house but there's no substitution for close supervision! Beautiful views, fabulous walks and no need to drive anywhere else as the IGA is within easy walking distance. Although to find a place to fish required a short drive as we didn't have surf rods. The grassed area was great for backyard cricket (no sixes though!). The room with the trundle beds might be a tight fit for 4 adults in summer but ok given the weather was mild in April. The beds were comfortable. Foxtel was connected but difficult to access. The Xbox worked but not great for more than 1 to use at a time. However, there was plenty to do without using them. Having 2 families sharing the house meant we could access all the appliances upstairs and downstairs to cook. The slow-cooker and electric frypan were great and having a cake tin and muffin trays and the oven to bake a birthday cake was a bonus! Having no dishwasher wasn't a problem but take plenty of t-towels. (if our family of 5 had just been in the downstairs it may have been difficult with the one sink and limited bench space and a bit cramped space wise, but adequate.). An extra bathmat or two would be helpful too. We were glad we took a clothes drying rack to hang wet things under cover at night. Overall a great place for two families to share.5/5 by ,

"Lovely beach getaway" Great beach access directly from backyard. Plenty of room in the backyard itself to set up a volleyball net or play cricket. Beach lifeguard patrol a bonus. Top level house is a lovely place with enough room space to cater for a family of 2 adults and 3 children. All kitchen appliances and linen/towels provided. Close to shops and cafe. Overall a very lovely location to visit, only a small walking distance from Minamurra River catchment. During our stay we met the very lovely owners who made sure we lacked for nothing. Highly recommended for a family looking to get away for a reasonable cost.5/5 by ,
"Great family holiday!" My family had a great holiday at the beach house. A perfect location where you literally step off the property and onto the beach with the swimming flags just a stone's throw away. A sizeable turf backyard for play or jut sitting there taking in the uninterrupted view, sound and smell of the ocean. Plenty of sleeping accommodation for an extended family. Shops are also a short walk away and the river (a two minute drive) is a great place for littlies at low tide. Everything we wanted for a short relaxing holiday.5/5 by ,
