This beach front house has a 2 bedrooms apartment upstairs, and a 2 bedroom apartment down stairs. Access between apartments is via an external staircase and you can reserve the whole house for your next Kiama getaway!

Upstairs features a large main bedroom with ocean views, a queen bed and a stylish arm chair to relax with a good book enjoying the view. The second bedroom has 2 single beds with trundles that can sleep 4 children.

 

 

The lounge and dining room have breathtaking views and an abundance of natural light. Cook with a view and beautiful ocean breeze in the well equipped kitchen.

Also included upstairs is NBN WIFI, unlimited phone calls (local, national and mobile!) and Foxtel all for your use at no extra cost.

There is a 50" flat screen TV, Blu Ray player and iPod dock. You will find a selection of movies, books and board games to enjoy. 

Downstairs features 2 bedrooms, the main with a queen bed and the 2nd bedroom has a set of bunk beds and its own seating area with a lounge + chaise, 40inch flat-screenTV and XBOX (with games). The lounge and studio kitchen with fridge, microwave, kettle, coffee pod machine and plug in two burner hot plate have ground floor views and direct access to Jones Beach. A hammock to lay and watch the stars on those warm summer nights is just out the rear doors. 

The large unfenced flat back yard facing the beach has gorgeous views to create happy memories, and keep the kids busy for hours. A game of cricket or a picnic while the kids play in the sand. 

A children's playground is nearby and a well stocked supermarket, bakery, pharmacy and liquor store are a short walk away. 

Allow the breaking waves to lullaby you to sleep, and the rising sun in the horizon wake you from your slumber. 

 This well presented home is within walking distance to Minnamurra River, which is a popular location for swimming, fishing, and stand up paddle boarding and kayaking.

General requirements

Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager during their stay; and
Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.


Noise and Residential amenity

Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
Visitors

Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
Guests are responsible for ensuring that Visitors comply with these House Rules.

Gatherings or functions

The Property is not a “party house” and any such activities are strictly prohibited; and
Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
 

Garbage and recycling

Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left at the property:  all household garbage is to be put in the rubbish and recycle bins alongside the house at the side of the garage. Rubbish that will not fit in the bin is to be securely bagged and taken off site by the tenant.  The general waste bin and the recycle bin is put out each second Tuesday night. 

Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

Smoking

Smoking is not permitted indoors.


Pets

Pets are not permitted at this property.


Damages and breakages

Damages and breakages must be reported to the Manager.


On departure arrangements

Please see the owner/manager prior to your departure to make arrangements regarding keys, security, dishwashing, rubbish, etc.

Compliance

Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

GENERAL TERMS

  • The following terms and conditions are included in the TENANCY AGREEMENT. All guests are required to sign and return this agreement before your stay.
  • KEY PICK UP: Please contact the property manager to arrange key pick up (the managers details will have been emailed to you earlier). If you are arranging for pick up of keys outside of business hours, please advise at least one week prior to your stay.
  • CONFIRMATION OF BOOKINGS: To confirm a holiday booking a 50% deposit must be paid otherwise the property may be made available for renting. The balance is due at least 48 hours or more prior to arrival. Your credit card details will be held as security for the bond.
  • PAYMENT can be made BY CREDIT CARD, BANK DEPOSIT

 

  • CHECK IN & CHECK OUT: the property is available from 2 PM on date of arrival. The premises are to be vacated by 10 AM on the day of departure.

 

  • CANCELLATIONS: In the event of cancellation of the said accommodation and the premises are relet, 15% of the total tariff will be retained and the balance refunded. The entire amount will be forfeited if the agent is unable to secure or relet the negotiated period. The deposit taken on a particular property for a specific time is not transferable to another time frame on that property or any other property.


OCCUPANCY: The number of occupants is stated on our confirmation of booking form and this number must not be exceeded. The property shall not be used for any purposes other than holiday accommodation and shall not be sub-let.


DAMAGES, BREAKAGES & LOSSES: are the responsibility of the tenant. An inventory is checked after your stay and all damage or losses will need to be paid for.

CLEANING: Please leave the apartment as you found it. Please ensure that all dishes and cooking implements are washed and put away prior to departure. If the cleaner is required to do unreasonably more than a standard clean, the additional time will need to be charged.

GARBAGE should be placed in the bins provided and put out for collection on the allocated collection day, which is on the fridge. Any excess garbage to be disposed of in a proper manner by the tenant.

LINEN: Please note that Linen & Towels are not provided, so you will need to provide your own. Linen may be supplied on request for $60 per stay.
