Description

BLACK PINE COTTAGE only a short walking distance to all the sites you need to make your Blue Mountain escape complete. The famous Scenic Railway and Katoomba Falls are only a refreshing five minute walk from your front door. The famous Three Sisters and Leura are only a short drive away along with stunning views over the Jamieson valley and Echo Point.The cottage has been newly renovated with fresh carpet,paint and furniture throughout to restore to its former glory of 1948!

Bedding Configuration:

One Queen bed with covered Dona, electric blankets bedside tables and reading lamps, built in wardrobe with plenty of space so you can unpack and feel at home. This spacious master bedroom is perfect and is sun drenched in the morning for those lazy morning sleep ins.

Second bedroom is fitted with two single beds again with covered Donas,electric blankets bedside table and reading lamp with views to the back yard and the heritage listed Black Pine Tree.

Two other single mattress can be placed in either bedroom or in the lounge room if you wish to stay with 6 people. Covered Donas and plenty of blankets are provided for these beds.

Kitchen/Laundry:

The kitchen is well fitted out with every cooking item you could think of, along with a great built in table and chairs made from the old front fence to enjoy your meals at. Oven is fitted with a range hood for all your home cooked meals.
Laundry has been very neatly renovated and has washing machine, laundry tub, iron and iron board with plenty of storage.

GOLF Katoomba golf course is only up the hill if you want to enjoy 18 holes through the stunning course which is on offer.

Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owner in writing.

Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being re let then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10,.00am by the latest, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.


Linen is to be supplied by the tenant as listed below:
Bedding:
Fitted sheet for queen bed, two pillow cases,
Fitted sheet for two single beds, two pillow cases
Bathroom:
Bathmat, hand towel and one towel per guest.
Kitchen:
Two tea towels and one hand towel

If you are unable to supply the above then the linen can be supplied for you at an addition cost.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

"Great Position" We wanted a break away, some good hikes and with a fire place. This place delivered, plus fabulous location, close to the main drag of Katoomba as well as the start of many hikes.

"Wonderful short stay" Myself and a few friends drove up from Sydney to do a little hiking around the area. The cottage is perfectly located for the walk from Katoomba falls to the Three Sisters. The cottage itself was very clean and the check in process was seamless and communicated to me well before arrival. We only stayed for one night but were able to have a lovely BBQ and enjoy the garden before heading inside to the cozy sitting room where we were able to light a fire and watch a few of the many available films. We would definitely come back and certainly recommend this cottage to anyone wishing to visit the Blue Mountains.

"Excellent rental home, warm & clean" We stayed for 1 night, great cottage, 2 comfy bedrooms 2 bathrooms. Very clean. Gas underfloor heating was brilliant on a cold night. We didn’t even have to light a fire as the heating was superb. Shower pressure / hot water very good.

"Great little place" When booking I wasn't sure what to expect with the property, but upon arrival we were so impressed. It is extremely clean, new bathrooms, kitchen and carpets and it had a warm cosy feel to it. We were so warm with the fire and central heating and the beds were very comfortable. I would not hesitate recommending this property, you will not be disappointed.
