Only 50m from the wharf from which the whale/dolphin watch cruises leave, Jervis Bay Vista is a modern, sylish, self-catering apartment, fully equipped for six with quality kitchen/dining fittings and luxurious linen for bedroom and bathroom.

Whether on holidays or on business, we hope you will be delighted with the attention to detail that will make your stay a pleasure.

Free, unlimited WiFi access is provided for guests.

There are two bedrooms, each with a queen bed. The master bedroom has an ensuite and leads out onto a small private balcony. It also has a wall mounted TV. The second bedroom opens onto the front balcony with water views.

All linen is supplied and beds are made for the arrival of guests.

The spacious lounge has TV/DVD and stereo with DVDs and CDs to choose from and enjoy.

The front balcony has a comfortable outdoor setting and deck chairs as well as a BBQ for your enjoyment.

The main bathroom has a long vanity and large spa bath. Some complementary toiletries are provided for guests.

The kitchen is well appointed with quality appliances and even a pantry.

The laundry is discreetly placed alongside the kitchen and has a washing machine, dryer, ironing board and iron.

Some House Rules and Guidelines(1) are:


a) There is undercover parking for one vehicle.  Please use the parking bay for Unit 3 only.

b) The remote control is located on the bench under the noticeboard.  Please return it to the same location.

c) However, be warned that it is a very tricky driveway to negotiate. Use extreme caution!

d) We do not recommend trying to park a long vehicle in the garage.


Blinds and Windows/doors and Security              

a) High winds quickly blow up. Please close all windows and doors when not in the unit.

b) Be very careful when operating the blinds

c) Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.


Music and TV                 

In consideration of others in the building try and keep the noise levels to a reasonable level. For the benefit of the next guests, please leave behind the CDs, DVDs and books.



These are for your enjoyment and feel free to take what you wish and to leave behind any others you no longer require.


Spa Bath                         

a) As a safety precaution, please ensure all children are supervised at all times in the spa.

b) We suggest that long hair be tied up and to not sit on or near the jets as suction can occur.



A BBQ is provided on the balcony of the Property. Please use safely and switch off when finished using it. Please ensure BBQ is left clean and in the sheltered part of the balcony.


Balconies & railings     

a) Children are to be supervised at all times on the balconies

b) At no time are people to climb on or over the balcony railings

c) All guests and/or their visitors are to remain wholly within the balconies and not overhang the railings



Smoking is NOT permitted inside the Property at any time.



a) Please leave the unit as you found it on arrival. Wash all dishes and remove all rubbish and empty bottles; the garbage skip is in the driveway.

b) A $25.00 fee may be charged should additional cleaning be required.



Report all breakages or losses immediately as any missing inventory may be charged to your account.



Pets/animals are strictly prohibited on/in the Property.


Departure time                

Departure time is 10:00am. Please leave the emergency key in the key safe on the unit door when you leave and the keys on the red tag on the noticeboard hook.

The following are the Terms and Conditions upon which Jervis Bay Vista is offered, booked and occupied for Holiday Rental under the license between the Owner and Guest:

License not a tenancy

a) Guests are granted a limited permission to occupy the Property for holiday purposes;

b) This is not a residential tenancy agreement under the residential tenancy legislation; and

c) Failure to comply with the Guest's obligations in the Terms and Conditions may result in termination of permission to occupy the Property and eviction.


1.  Booking Policy, Security Deposits or Bonds, & Payments

a) Booking Policy:  A 50% deposit is required to confirm a booking and is fully refundable if your reservation is cancelled in writing more than 14 days prior to arrival. Remaining amount is due 7 days before arrival (automatic charge to credit card is the preferred method of payment).

b) Bond Requirement: No bond is required as long as you provide your credit card details. If payment is made by debit card, then a $200 bond is required. Bond/Security deposits (cash) will be administered, processed and accounted for and any balance released or returned to the Guest as soon as possible following their departure.

c) Additional charges:

(i) By making a booking, you agree that an additional cleaning fee of $25.00 will be charged should the unit not be left in the same condition as found on arrival. Please ensure the unit is vacated on time and all rubbish is removed prior to departure.

(ii) Any breakages or items missing will be charged for at full replacement value.

(iii) Any additional charges for extra cleaning or breakages will be charged to your credit card or deducted from the bond and an invoice sent detailing the additional charges.

d) Payment is made electronically by charge to credit card (preferred option) or debit card.

e) Failure to comply with the Terms and Conditions may result in charges against the credit card or security deposit


2.  Maximum number of Guests and Visitors

a) Maximum permitted number of Guests is six (6) persons.

b) Maximum permitted number of Visitors is four (4). These are NOT permitted to stay overnight.


3.  General obligations of Guests and Visitors

Guests and Visitors must:

a) Comply with all House Rules and Guidelines (posted on noticeboard in the Property and included in Guest Book);

b) Respect the residential amenity and security of the Property and neighbours;

c) Refrain from anti-social behaviour;

d) Guests must control and be responsible for Visitors and ensure that Visitors comply with the

House Rules;

e) Comply with any instructions from the Owners/Manager and security services during their stay; and

f) Notify the Owners/Manager of any disputes or complaints as soon as is practicable.


4.  Noise and Residential Amenity

a) Guests must not create noise which is offensive to neighbours especially between 10pm - 8am, during arrival and departure, or at any time throughout the occupancy.

b) Offensive noise is prohibited and may result in:

i. termination of permission to occupy the Property;

ii. eviction;

iii. loss of rental paid; and

iv. extra charges for security and other expenses which may be deducted from Security Deposits or Bonds.

c) Guests must abide by any noise abatement conditions, standards and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and local community.

d) In addition, no person(s) on the Property will indulge in conduct that is a nuisance to adjoining or neighbouring occupiers.


5.  Functions and parties

a) The Property is not a “party house” and any such activities are strictly prohibited; and

b) Any gathering, celebration or entertainment permitted at the Property must not conflict with residential amenity and must comply with all House Rules.


6.  Access and Parking

a) Guests and Visitors must comply with parking regulations and show consideration to neighbours;

b) There is undercover parking for one vehicle. Please use the parking bay for Unit 3 only. It is a very tricky driveway to negotiate so use extreme caution. It is not recommended that a long vehicle or large 4WD vehicle attempt to park in this space.

c) The parking space is for ONE vehicle only. Additional parking is available on the street but pay attention to council signs and parking limits.

d) If relevant, Guests may be required to supply vehicle registration numbers.


7.  Recycling and Garbage

a) Guests must dispose of garbage and recycling from the Property. The garbage skip is located in the driveway at rear of units near Bakery.

b) Guests must not leave excess rubbish in public or common areas; and

c) Guests should be co-operative in complying with requirements in relation to the relevant local council garbage and recycling collection days, and any special requirements relating to the disposal of garbage or waste minimisation.

d) A $25.00 fee may be charged if garbage is not removed and Property requires extra cleaning.

e) Seafood is not to be gutted, cleaned or scaled at the Property nor scraps left behind.


8.  Complaints and dispute resolution procedure

a) Guest’s obligations to report any problems or incidents promptly; and

b) Guest’s obligations to read all terms and conditions

c) Owners and guests to resolve the problem or incident


9.  Other

a) Animals are strictly forbidden under Strata Title By-Laws and regulation of home units.

b) Any area of the property which is found to be locked and for which a key is not supplied is private and not for the use of guests. Anyone gaining access to a private area shall be found to be in breach of this agreement and legal action could be taken.

c) Check in is from 2:00pm on day of arrival and check out is by 10:00am on day of departure.


10.  Consequences of not meeting the Terms and Conditions

a) The consequences of not complying with the Terms and Conditions requirements can include enforcement action from the owner, Manager, security services, local councils or, in some instances, the Police.

b) Enforcement action is subject to the Australian Consumer Law and other relevant legislation.

c) Such enforcement action could result in termination of permission to occupy the Property, eviction, loss of rental paid, deductions from security deposits and extra charges.

d) It is therefore important for all Guests to be aware of their obligations and of their responsibilities to make any Visitors to the Property aware of these requirements to maintain the amenity of the Property and its neighbourhood.

Great property right in the heart of Huskisson. Very modern with everything you need. The spa bath was a god send to warm up in after a very chilly whale watching tour (with no whales spotted!). We thoroughly enjoyed our stay here, (5 adults), the location had everything we needed in less than a 5 minute walk - unless we wanted to travel to outside beaches which were only a 10-30 minute drive away. Sparkling, well positioned and beautiful!!  Would I come back, yes!  The unit is beautiful, elegant, private and modern.  Stayed for a week in January and were blown away when we walked into the unit.  I was surprised at how quiet it was even though we were right on the main rd of Huskisson.  All of the appliances worked well and were clean.Plenty of coupons and discounts to many of the bakeries and eateries downstairs.   The whole time we were there we only needed to drive the car twice because everything was so close.Our only problem was the cable internet, it was quite slow or unresponsive at times.  However, the owners also provided a backup internet which worked fine for the most part. The owners and staff were lovely and helpful.  Thanks for a great stay!! The place was beyond describable! It's beauty and view was spectacular and extremely unique. The more fascinating matter that it is located in the middle of the hustle and bustle of Husskinson, mouth watering restaurants and eateries as well as gorgeous gift shops. We really enjoyed our stay. The property was clean and the location outstanding. The view is unbeatable. There is so many restaurants in the area and the bakery is fantastic. The surrounding beaches are beautiful with the whitest sand. The winds in the arvo were quite strong. The apartment has bedding and towels which is fantastic and made the holiday easier.
