You will feel on top of the world in this fantastic three bedroom penthouse unit in a prime East Ballina location. This property is certainly all about the views with panoramic ocean views of Shelly's Beach from the front and stunning river views from the back, every room provides a wonderful vista for you to take in while you relax. If you are visiting between May and November you will have the added pleasure of watching the passing whales from this excellent vantage point, a telescope and binoculars are provided for really close up viewing.

You will be located just a short stroll to Shellys Beach which is patrolled during school holidays and every weekend throughout the summer. You can then explore further taking one of the areas best cycle/walking tracks that hugs the coast and river, often spotting dolphins as you go all the way into the centre of town.

The property itself has been built to make the most of its stunning location. The open living area spills out onto a very generous main balcony ensuring that you can enjoy the amazing views whilst relaxing or entertaining

With additional balconies off the main and second bedroom and another very spacious balcony to the rear, the property connects the outside seamlessly with the inside and offers great vantage points for different times of the day.

The interior has been recently renovated and is modern, elegant and very comfortable. The kitchen is well equipped with all you may need and once again has stunning views !

The bedrooms are all modern light and spacious with water views. All bedrooms have built in in wardrobes with the main bedroom also featuring an ensuite.

There is a separate bathroom, with bath and shower, a laundry with washing machine and dryer and two secure undercover car spaces for your use.

Cancellation
Cancellations will result in a loss of your deposit OR full payment should this have occurred. We will endeavour to rebook your dates if at all possible. If we can rebook your dates for the same rate then we will refund you your deposit less a $100 cancellation fee and credit card fees if you paid by credit card. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee and credit card fees if you paid by credit card.

Extra Fees
A $55 non refundable Booking Fee applies to all bookings.

Inappropriate Bookings and Schoolies
As a duty of care to our properties the management reserves the right to refuse any bookings that we feel may be inappropriate or fall across the Schoolies dates.

Christmas and New Year Bookings
If you're booking covers both Christmas Day and New Years Eve then the booking must be at least 12 days in length.

Noise
Noise/Functions/parties - Excessive noise and functions are not permitted as they can cause disruption to neighbours. A security company may be called to investigate complaints of excessive noise or anti-social behaviour incurring up to $200 charge for call out, which is taken from the security deposit. After one warning guests may be evicted from the premises by security with loss of rent and bond. If an unauthorized function is held at the property then your whole bond will be retained.

IMPORTANT

The apartment/holiday house you have booked is privately owned and managed offsite. This means that it is not managed or associated with the onsite management.
