ROCKY TOPS 

House Rules for Guests and Visitors

1.1      GENERAL REQUIREMENTS    

a)  Guests and Visitors must comply with all House Rules and instructions from the Owners and Staff during their stay: and

b)  Guests must notify the Owner of any disputes or complaints from neighbours as soon as practicable

2.2     NOISE and RESIDENTIAL AMENITY  

a)  Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm-8am and during arrival and departure at any time throughout the occupancy:

b)  Offensive noise is prohibited and may result in termination of permission to occupy Rocky Tops , eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from the security bond under the Terms and Conditions: and

c)  Guests and visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

1.3    VISITORS

a)   Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times and guests are responsible for ensuring that Visitors comply with the House Rules.

1.4    GATHERINGS OR FUNCTIONS

a)  The property “Rocky Tops” is not a party house and any such activities are strictly prohibited: and

b)  Any gathering, celebration or entertainment must be permitted by the Owner of “Rocky Tops” and complying with all other requirements.

1.5 PARKING

a)  Guests and Visitors are to comply with the parking arrangements at “Rocky Tops” which is all vehicles are to be driven ONLY ON ENTRANCE ROAD and parked on gravel section around the premises

1.6     GARBAGE AND RECYCLING

a)  Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at  “Rocky Tops” in the allocated bins located on the premises and not leave excess rubbish inside.

1.7    SECURITY

a)  Guests must close all windows and doors whenever absent from “Rocky Tops” to maintain security and prevent rain and water damage.

1.8    SPA

a)   No glassware permitted in the spa

1.9    PETS

a)  No pets permitted indoors at “Rocky Tops” and guests bringing pets to stay outdoors must first contact Owners

1.10    SMOKING

a)  Smoking is not permitted indoors at “Rocky Tops” and in doing so will breach the House Rules and your bond may not be refunded.

1.11    HEATING

a)   Guests are to use the wood fire heater for all heating purposes.

b)   The gas heater supplied is only to be used when deemed necessary and IS NOT TO BE LEFT ON WHENEVER GUESTS ARE ABSENT, doing so may result in refusal of refunding bond monies.

1.12    BBQ

a)  Guests are welcome to use the BBQ supplied but must turn off the gas bottle once cooking has been completed

1.13    DAMAGES AND BREAKEAGES

a)  All damages and breakages must be reported to the Owners of “Rocky Tops” and may result in refusal of refunding bond monies

1.14   DEPARTURE

a)  Upon departure guests must return the key to the ‘safe box’, 

b)  Have all rubbish placed in bins outside,

c)   Dish washing must be done, 

d)  “Rocky Tops” to be left neat and tidy

1.15  COMPLIANCE

a)  Breach of these House Rules is a breach of the Terms and Conditions of occupancy

b)  The Owners of “Rocky Tops” reserve the right to terminate permission to occupy and to evict from “Rocky Tops” guests and visitors who refuse to follow these House Rules or who cause a nuisance.

Terms and Conditions 

1.1    LICENCE NOT A TENANCY

Guests are granted a limited permission to occupy “Rocky Tops” for holiday purposes;

This is not a residential tenancy agreement and failure to comply with the Guest’s obligations in Terms and Conditions may result in termination of permission to occupy “Rocky Tops” and eviction

1.2    SECURITY DEPOSIT OR BOND

Guests are advised that failure to comply with the Terms and Conditions may result in charges against your security deposit

1.3    NUMBER OF GUESTS

Whilst “Rocky Tops” sleeps 10 comfortably, the Owners reserve all rights to limit this number at their discretion. Visitors of guests are allowed to enter the property but need prior arrangement by the Owners to be accommodated overnight

1.4   GENERAL OBLIGATIONS OF GUESTS AND VISITORS

Guests and visitors must comply with House Rules and respect the residential amenity and security of “Rocky Tops” and its neighbours and community

Guests and visitors must refrain from anti-social behaviour and comply with the Owners or staff during their stay and notify Owners of any disputes or complaints as soon as practicable

1.5     NOISE AND RESIDENTIAL AMENITY

Guests and visitors must not create noise which is offensive to Owners, neighbours, the community throughout the occupancy.

Offensive noise is prohibited any may result in

      i.  termination of permission to occupy “Rocky Tops”

     ii.  eviction

     iii.  loss of rental paid and/or bond

     iv. extra charges for security and other expenses 

Guests and visitors must abide by any noise abatement conditions, standards and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and community.

1.6    FUNCTIONS AND PARTIES

“Rocky Tops” is not a ‘party house’ and any such activities are strictly prohibited and any gathering, celebration or entertainment must be permitted by Owners and not conflict with House Rules.

1.7    DRIVING ON THE PROPERTY AND PARKING

Guests and visitors are to drive any/all vehicle only on designated road/s provided and parking is permitted on gravel section and allocated areas adjacent the house. There is plenty of parking provided at “Rocky Tops”

1.8    GARBAGE AND RECYCLING

Guests and visitors are to dispose of garbage, recycling and rubbish in the bins allocated on premises and not to leave excess rubbish inside or around “Rocky Tops”

1.9    DAMAGES AND BREAKAGES

Guests to report any damage and/or breakages to the Owners and may result in refusal to refund bond monies

1.10    COMPLAINTS

Guests with any complaints, problems or incidents are to report to the Owners promptly for resolution

1.11    CONSEQUENCES OF NOT MEETING the TERMS AND CONDITIONS

The consequences of not complying with the Terms and Conditions requirements can include enforcement action from the Owner, Staff, Security Management, Local Council or the Police and

 enforcement action is subject to the Australian Consumer Law and other relevant legislation

 and can result in termination of permission to occupy “Rocky Tops”, eviction, loss of rental paid, loss or deduction of bond monies paid, even extra charges

It is therefore important for all Guests to be aware of their obligations and of their responsibilities to make all persons, including visitors aware of these requirements to maintain the amenity of “Rocky Tops” and its neighbourhood.

Directions and advice on key code to enter Rocky Tops is only given once non-refundable deposit has been received.

The owners (when in residence) are happy to "keep the inside fire burning by adding wood themselves whilst guests are away" if the guests are in agreeance

Pets can be kept outside as Rob has provided a closed kennel for their comfort.

All firewood supplied.

Basic foodstuffs kept in kitchen.
