Welcome to SURF MIST BEACH HOUSE, our newly renovated pocket of paradise. 

This is beachfront living! Comfortable and private accommodation for up to 8 guests. 

Surf Mist Beach House has floor to ceiling windows that showcase the views of famous Warrain Surf Beach and the bush reserve that adjoins the property. A beautiful spotted gum deck wraps around the house. Quality linen and towels are provided along with all the necessary home away from home comforts. We are perfectly set up for couples and families who want to enjoy the beauty of the South Coast and all it has to offer: glorious, endless white sandy beaches (often without a soul on them) and pristine protected areas such as Wollomboola Lake (an icol) with its Little Tern and an abundance of other protected species, all at your front and back doorsteps. 

SURF MIST Beach House is a traditional beachfront house that has been tastefully and stylishly renovated. We fell in love with this house because of its location. Situated on, and overlooking Warrain Surf Beach (patrolled in summer and dog friendly), we are also only few minutes from Culburra Beach, Tilbury Cove and Woollomboola Lake. In terms of water and walks, we have a surfeit of choice. 

Surf Mist backs onto protected bush reserve that sits above the beautiful Warrain Beach. With large floor to ceiling windows, the outdoors truly feels as if it is being invited indoors. We even have a track to Warrain Beach from our own backyard which leads to a viewing platform (check out the photos). Natural light and views of the ocean and bush make this the quintessential beach house. 

Surf Mist is filled with lovely comfy beach furniture, lamps and hotel quality linens. The brand new open plan kitchen with brand new quality appliances makes it easy to cook up a storm or use the BBQ out on the back deck and enjoy the views as you grill. 

We have endeavoured to make this a comfortable and easy house to holiday in. With all the modern comforts of home (and some) we hope you will be able to kick back, relax and enjoy. 


Surf Mist is a two story house with plenty of room for two families. The rumpus room/kids bedroom with pool table and TV/DVD is a perfect retreat for the kids - both young and old! Surf Mist is equally suited to a couple wanting to escape the city for the weekend.


Easy and comfortable architect designed beach house with a large open kitchen, living and dining area (seats 8) opening onto a huge deck and large lawn area overlooking Warrain Beach. 


Two queen bedrooms each have their own beautiful and brand new pillow-topped orthopaedic queen beds made up with hotel quality bedlinen and feather and down doonas. Linen curtains, bedside tables, lamps and ceiling fans and prints complete the spaces. One of the upstairs bedrooms has a flat screen TV with DVD player for those times you may need to get away from it all. 

Each of the upstairs bedrooms overlooks the new hardwood front deck which has a cane daybed also furnished with big comfy cushions. Sit back and watch the surfers trek down to the famous Warrain Beach to catch a wave.


The brand new open plan L-shaped kitchen with views of Warrain Beach is equipped with all new appliances and a lovely recycled Tasmanian oak dining table large enough to seat eight people. The kitchen is well stocked with sharp knives, chopping boards, cutlery, crockery and wine glasses. The pantry is stocked with oils/vinegar, sauces, salt and pepper, tea and coffee. 


A beautiful new three seater lounge filled with feather and down is just the spot to sink into and watch some TV, a DVD (from a selection of over a hundred) or watch the ocean, maybe see a dolphin or two. A large mango wood coffee table is perfect for playing games at. The lounge area spills out onto a large hardwood deck that expands the width of the back of the house and overlooks the ocean and bush reserve. 


Both front and back decks are made from iron bark and provide you with opportunities to follow the sun. The back deck has a sturdy four burner BBQ, table and benches and a beautiful whitewashed Balinese daybed, well stocked with cushions and throws, perfect for laying back, snuggling in and watching the ocean with a glass of wine and a good book. 


The brand new upstairs bathroom includes a full length bath, wall hung vanity and a dual flush toilet. An expansive vintage mirror provides ample room for two people to use at the same time.

*This level will has polished timber floors throughout. 


Comprises a second bathroom with shower, toilet and laundry (including new washing machine and dryer). There are two bedrooms one of which is perfect for the kids with two single beds. It is also home to a TV/DVD and... seven foot slate POOL TABLE! 

The downstairs master bedroom is outfitted with queen size bed, bamboo side tables, Balinese dresser, beautiful lamps and art work. 

OUTDOOR SHOWER: Down the side of the house we have an outdoor shower that is perfect for rinsing off after the beach and before you enter the house. Save trekking sand through :) There's also a line to hang up your wet towels and cosies. 


*We have installed three flat screen Tv/DVD players: one in the lounge room, one in an upstairs queen bedroom and the third in the children's room. 

*We have a large and diverse collection of grown-up films and children's films to choose from, not to mention TV drama series boxed sets.

*The downstairs Balinese dresser is well-stocked with board games for children and adults.

*Last, but not least of all, a seven foot slate pool table!

A side note: we are dog friendly but unfortunately due to the busyness of this period leading up to the summer holidays our fencer is not available until next year which means we won't have a fence around the property to contain your pets. That said, we welcome well behaved and clean dogs into our beach house but please respect the fact that pets are not allowed on the beds or the sofas. If you do want to bring your pooch make sure to let me know so I can explain the situation further. And please remember during the summer season ticks are a problem and because we front the bush you need to make sure your dog has been treated. We provide dog beds, dog bowls and toys for your pooch.

Prices quoted are all inclusive for up to 8 people. The property sleeps 6 adults and 2 children comfortably. It is important to note that you must declare the number of people staying at the house. 

If you are a couple wishing to rent the house we can adjust quoted tariffs to suit your needs. This does not apply during peak seasons but is applicable any other time. Please don't hesitate to ask. You are dealing directly with the owners and we are happy to negotiate a lower tariff depending on the circumstances. 

Surf Mist will not be accredited to hold parties or functions of any sort. Neither are we able to accommodate end of school celebrations.


Warrain Surf Beach is on your doorstep and Culburra Beach and toddler friendly Tilbury Cove are a 5 minute walk up the road. Both are surf beaches and all are dog friendly.

Culburra is tucked away in some of the Shoalhavens most beautiful countryside. 
Nearby lake and Shoalhaven River for boating -2 boat ramps. 
Great fishing; beach and river, catch fish in front of the house. 
Lovely beach and bush walk: Jervis Bay, National Parks, Kangaroo Valley, Berry, Milton, Abrahams Bosom. 
Great local fish and the best oysters in Australia from nearbye Greenwell Point. 
Visit local wineries and restaurants including great fish and chips to be had a Currarong. 
There are several golf courses nearby, a ten minute drive to Nowra. 
Culburra is flat and quiet, your quintessential coastal village and perfect for cycling. It's easy to ride to the headland, down to the lake, river, lighthouse and shops. 
Children's playground with picnic facilities 5 mins up the road or accessed from beach via Tilbury Cove. 
There's a Surf school just up the road; arrange surf lessons, hire boards, wetsuits, kayaks, paddle boards. 
Jervis Bay is a15 min drive away. 
Lake Woollumboola is a protected icon famous for its birdlife especially the Little Tern.

Culburra is "bowlo " is fabulous and the Woolies is a large, well stocked shop with long opening hours. They'll also home deliver.

House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.

4.1 General requirements

  1. a)  Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and

  2. b)  Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.

4.2 Noise and Residential amenity

  1. a)  Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

  2. b)  Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and

  3. c)  Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

4.3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and b) GuestsareresponsibleforensuringthatVisitorscomplywiththeseHouseRules.

4.4 Gatherings or functions

a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Anygathering,celebrationorentertainmentpermittedataPropertymustnotconflictwithresidentialamenityand

must comply with all the other requirements.

4.5 Parking

a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b) ParkingarrangementsatthePropertyareasfollows:[Managerinserthere]

4.6 Garbage and recycling

a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

4.8 Swimming pool/spa (if applicable)

Terms and Conditions of Temporary Holiday Accommodation


“Booking” means the period for which you have paid to stay at the Property.
“Property” means [add your name and address of your property] and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.


• Payment of the Deposit constitutes acceptance of these Terms and Conditions.


  • Check-in time is not before 2pm on the arrival date and check out time is not later than 10am on departure date.

  • Late departure is subject to prior arrangement and availability and extra charges may apply.

  • You must notify Management of expected arrival time and a mobile contact number at least 2days

    before arrival

  • 4. PAYMENT

• A deposit of 50% (minimum), must be received within 2 days after the Booking is taken. Bookings are not confirmed unless and until this deposit is received. • Payment in full must be received no later than 2 weeks prior to your arrival.

  • Payments of the amount due must be received in Australian $ net of any bank or other transaction charges.

  • Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability to you.

  • Our bank details will be advised to you.

    OPTION A) This section is applicable to those Properties who accept payment via the Online Payment System

  • If you wish to vary or cancel your Booking please log in to and

    amend your Booking.

  • Should you be eligible for a refund it will be made through the Stayz Online Payment System and

    then credited to the credit card linked to your Booking.

    OPTION B) This section is applicable to those Property Owners who do not accept payment via the Online Payment System

  • If you wish to vary or cancel your Booking, please contact us immediately on XXX

  • Your deposit is non-refundable in the event of a cancellation.

  • If you have paid more than the deposit or paid in full and cancel your Booking you will be refunded XXX

  • Should you be eligible for a refund it will be made through your chosen payment method at time of Booking.

  • A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.

  • A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests>

  • An administration charge of $XX will be charged for any variation or cancellation.

  • If Management is able to relet the Property for the period cancelled a further refund may be made

    less administration charges, commissions and expenses>

• We have a minimum nights stay policy of X nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.



  • A bond payment of $500 is required at the same time as the outstanding balance of your Booking. It will be credited to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 7 working days of your departure.

  • Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.


  • A credit card authorisation must be provided to Management upon confirmation of your Booking

  • Any damage loss or expense incurred by Management as a result of your breach of these Terms &

    Conditions will be charged against the credit card. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.



• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.


  • Either Parties and Functions are strictly prohibited. OR

  • Parties and functions require prior approval at the time of Booking and special conditions will apply

    including extra charges, guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 11pm.

  • Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.


  • We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Further linen may be hired through Management. 

  • Cleaning and linen change usually occurs weekly or more often upon request and at additional cost. 

  • 10. PETS

  • Pets are allowed at the Property. Pet owners are responsible for cleaning up after their pets both within and outside the property. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees


  • You must comply with all applicable Stayz House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.

  • You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)

  • Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.

  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.

  • Before departure, all food must be removed from fridges, all rubbish put in the appropriate
    council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.

  • Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual

cost for cleaning the property, you will be charged the additional costs over and above the normal

cleaning fee which will be deducted from the security bond or charged to your credit card

  • All furniture and furnishings must be left in the position they were in when you arrived

  • The property should be vacated on time and secured. All windows and doors are to be locked. All keys

    must be returned to Management or as otherwise directed.

  • You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will

    be provided at an additional charge of $XXX.

  • Smoking is not permitted in the Property


  • In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.

  • Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.

  • Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

    We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
