Description

This house is located in a quiet peaceful area yet only a short drive to beaches,clubs,restaurants,boat ramps and major shopping centre,it is maintained at a very high standard and thoroughly cleaned by the owners themselves prior to each new tennant.The rear of the house and deck back onto the nature reserve and is an ideal spot for entertaining or just to lay back and relax. The house has a northerly aspect thus allowing the winter sun to shine in along the full length of the deck making it warm enough to sun bake.

The large elevated covered and uncovered deck area is furnished and child safe,it also houses the BBQ so no need to brave the sun and rain for outdoor cooking. The house has internal access via a remote control lockable garage and there is ample off road parking space for extra cars or boat. The kids will enjoy hand feeding the rainbow lorikeets and king parrots that visit the deck. If your a golfer or just enjoy dining out the Catalina golf club which is approx 1.3km away has excellent meals and child minding facilities. For all other needs B/Bay shopping centre is approx.3km away.

House Rules for Guests and Visitors

General Requirements                         

  1. Guests and visitors must comply with all house rules, By-Laws and instructions from the owner (manager) and security services during their stay; and
  2. Guests must notify the owner (manager) of any disputes or complaints from neighbours as soon as is practicable.

Noise and Residential Amenity

  1. Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy;
  2. Offensive noise is prohibited and may result in termination of permission to occupy the property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
  3. Guests and visitors must not engage in anti-social behaviour and must minimize their impact upon the residential amenity of neighbours and local community.

Visitors

  1. Guests are responsible for ensuring the limits set on visitor numbers is complied with at all time   
  2. Guests are responsible for ensuring that visitors comply with these house rules.
  3. Day visitors are to be to a minimum, one vehicle only.
  4. Overnight visitors are not allowed without prior consent from owner (manager).                                        

Gatherings and Functions

  1. The property is not a “party house” and any such activities are strictly prohibited: and
  2. Any gathering, celebration or entertainment permitted at a property must not conflict with residential amenity and must comply with all other requirements.

 Parking

  1. Guests and visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles.
  2. All vehicles including boats to be parked on concrete driveway or in garage.

Garbage and Recycling

  1. guests and visitors are to dispose of garbage and recycling in accordance with the usual practice at the property ( as set out below) in the allocated bins’ and excess rubbish must not be left in public or common areas; and
  2. Garbage and recycling arrangements are as follows;
  1. Bin with red lid is for general house hold garbage only.
  2. Bin with yellow lid is for recyclable material only.
  3. Bin with green lid is for green garden waste only.
  4. Guests are to have bins out on curb by 10am Thursdays for collection.
  5. No excess garbage to be left on property when vacating.

The tip is located off the roundabout, corner of George Bass Dr. and Beach Rd. Surf Beach.

Security

Whenever you are absent from the property, close all windows and doors to maintain security and prevent rain and water damage.

Smoking

Smoking is not permitted indoors.

BBQ

Guests using the BBQ are to make a reasonable effort to clean excess grease from BBQ before vacating.

Remember to cover BBQ with lid on completion of cooking as possums visit at night.

Damages and Breakages

Damages and breakages must be reported to owner (manager) repairs or replacements must be paid for by guests.

Deck Area

Please prevent children from standing on balustrade wire on deck and external stairs.

On Departure Arrangements

Arrangements for keys, security, dishwashing, rubbish, etc. are;

a)    Arrangements for keys on departure will be made with the guests on arrival

b)    All windows, doors and curtains are to be closed and locked

c)   All appliances are to be switched off

d)   Do not leave dishwasher on when vacating

e)     Guests are to vacate the house by 10am on day of departure unless late checkout has been prearranged with Owner (Manager).

Compliance

  1. Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
  2. The owner (manager) reserves the right to terminate permission to occupy and to evict from the property, guests or visitors who refuse to follow these House Rules or who cause a nuisance.

The house will be thoroughly cleaned and inspected by the owners prior to each new tenant and any previous damage and loss of property noted.

We expect the house to be left in a clean and tidy state when you vacate. 

Not acceptable are stains on walls, carpets and furnishings, dirty dishes, oven and BBQ Deductions from the bond money, if collected, will be made to cover any repairs of damages and replacements of any missing items. A deduction of $50 per hour for excess cleaning will also be made.

Please note: Payment of the Booking Deposit constitutes acceptance of these Terms and Conditions.

Property Address 15 Crane Crt. Catalina 2536 / Batemans Bay, South Coast, NSW, Australia.

1.  Payment – A booking fee of 25% of the total rent is required to reserve the property. The balance (residual amount) is to be paid in full 7 days prior to arrival. Payment in full is required before property keys can be released.

2.  Peak Season Bookings – Easter, Long Weekends and School Holidays – balance to be paid 14 days prior to arrival.

3.  Cancellations –All monies paid on cancelled bookings are non refundable unless the property is rebooked for the entire period that has been cancelled. Booking fees are non refundable.

4.  Security Deposit – A security deposit of $300 may be required and is to be paid by bank cheque or cash on arrival before keys are released. The security deposit, or any part of the security deposit, will be released following inspection for any damage and/ or excessive rubbish or extra cleaning charges. A charge will be made against your security deposit if our inspection finds any damage, excessive rubbish or additional cleaning requirements.

5.  Usage – The property is not aparty house” and any such activities are strictly prohibited. The premises are let to you for holiday purposes only, and only for the period stated on the receipt. No weddings, parties, or large gatherings are allowed. The number of people occupying the premises must not exceed the number of people that were initially booked and / or beds provided for.

This is not a residential tenancy agreement under the residential tenancy legislation; and failure to comply with the guests obligations in The Terms and Conditions may result in the termination of permission to occupy the Property and eviction.

6.  Maximum number of Guests and Visitors

  • Maximum number of guests permitted is 7
  • Maximum number of visitors permitted is 2

7.  Guests and Visitors must:

  • Comply with all house rules and By-Laws.
  • Respect the residential amenity and security of the property and neighbours;
  • Refrain from anti-social behaviour;
  • Guests must control and be responsible for Visitors and ensure that Visitors comply with the House Rules.

b)   Offensive noise is prohibited and may result in:

  • termination of permission to occupy the property;
  • eviction;
  • loss of rental paid; and
  • extra charges for security and other expenses which may be deducted from Security Deposits or Bonds. 

C)  Guests must abide by any noise abatement conditions, standards and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and local community.

Access and Parking

a)  Guests and Visitors must comply with parking regulations and show consideration to neighbours.

b)  All Guests and Visitors vehicles to be parked on driveway of property.

c)   Only One Visitor vehicle allowed.

Recycling and Garbage

a)  Guests must dispose of garbage and recycling in accordance with the usual practice at the Property and in the allocated bins;

b)  Guests must not leave excess rubbish in public or common areas.

c)  Guests are responsible for the removal of access rubbish prior to vacating property.

Consequences of not meeting the Terms and Conditions

  1. Enforcement action from the owner/ Manager, security services, local councils or, in some instances, the Police.
  2. Enforcement action is subject to the Australian Consumer Law and other relevant legislation.
  3. Such enforcement action could result in termination of permission to occupy the Property, eviction, loss of rental paid, deduction from security deposits and extra charges.

This was the ideal place to bring the kids down for a weekend of sun of fun. A perfectly set up house with a fantastic outdoor setting as well and centrally located with easy access to the bay as well as places like Mogo Zoo. Highly recommended!

Our children (aged 2 and 3) really loved feeding the birds morning and evening and enjoyed playing in the garden. The house was situated in a very quite location and well away from the main road through town (ideal for our circumstances). With wonderful views and being immaculately clean and well presented we will definitely be back for another holiday. Our 10 nights went so quickly.David, ACT, November 11
