To reserve the Studio, we need a written request indicating dates of arrival and departure plus the intended number of guests. A mobile phone number must be provided and be contactable when occupying the residence, 24/7for security purposes.
The booking will be confirmed on receipt of a 50% deposit, except where arrival is within 30 days of booking, in which case full payment is required. The balance of payment is due 30 days prior to arrival. If not the Owner has the right to cancel the booking and relet the property. Please check the details of the booking confirmation to make sure they are correct as payment of the rental deposit constitutes the Clients acceptance of these Terms and Conditions.
Payments can be made by bank transfer or if you wish to pay by credit card, by PayPal. Credit card fees apply – at cost. On clearance of the deposited funds, the booking will be promptly confirmed in writing to the Client by email message.
Unfortunately, last minute cancellations mean lost revenues. Any cancellation must be in writing. The deposit is fully refundable three months before the date of confirmation of your booking and 50% is refundable up to 30 days before occupancy date.
If cancellation is made by the Client, any time after 28 days before date of occupation, the deposit money is not refundable unless the house is re-let for the entire period subject to a cancellation fee of 10% of the rental amount. The owners undertake to make every reasonable effort to relet the property.
Cancellation by Owners
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. In the unlikely event of us terminating or cancelling the booking because of unusual or unforeseen circumstances beyond our control, then we will refund all money already paid by you, but our liability for compensation would not extend beyond this refund.
Arrival and Departure Times
Check in time is normally after 2.00 pm and check out time is 10.00 am on the agreed day, or by prior arrangement.
Minimum and maximum stay
The minimum rental period is 3 consecutive nights. The maximum rental period is 2 calendar months.
The apartment is provided fully furnished and equipped with linen and towels. A cleaning fee of $60 is also required. Additional cleaning and linen changes during your stay can be arranged in advance at a fee.
Parking is available on street only
Cleaning and Garbage
The occupant is required to leave the property in the same clean, neat and tidy condition as it was when they arrived, including washing up of dishes, BBQ and disposal of rubbish. Excess cleaning or removal of excess garbage will be charged against the security deposit.
Garbage is to be placed in the outside bin with the lid closed. Place recyclable rubbish in the yellow bin only. Bins to be placed out for collection on Sunday night. No surplus rubbish is to be left on the street or on the property.
The number of persons using the accommodation must not exceed the maximum number stated in the rental agreement, namely, 2 adults. The studio is not suitable for small children. The names and home addresses of all guests must be provided with the booking form.
We do not rent to young adult school leavers during the end of final year “schoolies” weeks and an y booking made on their behalf will be declined and deposits returned.
Pets and Smoking Policy
The apartment has a “no pets” and a “no smoking” policy.
The Client will protect the property, its furniture and fittings, from damage and the property should be left in a similar state to its condition on arrival.
A Security Deposit of $300 is payable with payment of the balance rental due before or on arrival. This will be refunded within 14 days of departure and after satisfactory inspection. The security deposit will be used in part or full in the case of breakages, damage to the apartment, its furniture and fittings, excess cleaning or garbage removal charges, loss of a key or extra guest beyond those declared.
The tenant and members of their party cannot under any circumstance, hold the owner responsible for any and all personal injuries, damage to apartment during rental, or theft arising out of or connected in any way to your rental of our property.
Travellers are strongly advised to take out a comprehensive travel insurance policy before departure to cover themselves in the event of cancellation, loss of deposit and flight bookings, damage to property or theft.
All eventual disagreements or disputes will be governed by NSW law.
Noise and quiet enjoyment
The apartment is located in a quiet residential area. Noise and behaviour restrictions apply. Noise means any sound that can be heard from neighbouring properties which may disturb their peace and quiet.
The property may not be used for any commercial purposes. Parties and functions are strictly prohibited, as is playing of loud music and anti-social behaviour after 10.00pm. Disturbance to our neighbours, including excessive noise, is prohibited and may result in immediate termination of rental and loss of bond. A $100 deduction will be taken from the security deposit with each security callout for excessive noise
Any extra charges incurred as a result of breach of this condition will be charged against the security bond including calling-out of security, extra cleaning, garbage removal, wear and tear repairs etc.
Breach of terms
The Owners or their representative reserve the right to refuse admittance or terminate the booking without compensation if these terms and conditions are not observed.
