Designed with a nod to the New York warehouse style, the four bedroom house is spread over three stylish levels and air conditioned throughout. Bathed in white with soaring ceilings, a huge skylight roof and ash-blonde floorboards spanning the spacious open-plan kitchen, dining and large separate lounging area, the feeling is all comfort and seclusion. A small private balcony provides the perfect place for coffee and contemplation. Three bedrooms downstairs all with built-ins and two with access to separate courtyards, whilst the gorgeous loft style mezzanine bedroom allows you to watch the stars as you fall asleep.

A sunny courtyard perfect for entertaining, a separate courtyard for the clothesline, Tropical landscaping and double lock up garage with internal access makes this holiday home the perfect getaway.

-Group restrictions - maximum of 8 adults at the property .
-Strict no party policy - fees and eviction can apply for security call-outs (in response to the noisy neighbour hotline).
-No schoolies permitted.
-Christmas and New Year Bookings: if dates include both Christmas Day and New Year's Eve a 12 night min stay applies.

A $1000 Security Deposit is required prior to check in.

Cancellation
Cancellations will result in a loss of your deposit OR full payment should this have occurred. We will endeavour to rebook your dates if at all possible. If we can rebook your dates for the same rate then we will refund you your deposit less a $100 cancellation fee and credit card fees if you paid by credit card. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee and credit card fees if you paid by credit card.

Extra Fees
A $55 non refundable Booking Fee applies to all bookings.

Inappropriate Bookings and Schoolies
As a duty of care to our properties the management reserves the right to refuse any bookings that we feel may be inappropriate or fall across the Schoolies dates.

Christmas and New Year Bookings
If you're booking covers both Christmas Day and New Years Eve then the booking must be at least 12 days in length.

Noise
Noise/Functions/parties - Excessive noise and functions are not permitted as they can cause disruption to neighbours. A security company may be called to investigate complaints of excessive noise or anti-social behaviour incurring up to $200 charge for call out, which is taken from the security deposit. After one warning guests may be evicted from the premises by security with loss of rent and bond. If an unauthorized function is held at the property then your whole bond will be retained.

IMPORTANTThe apartment/holiday house you have booked is privately owned and managed offsite. This means that it is not managed or associated with the onsite management. Therefore the onsite management will have no record of your booking, and will not be responsible to attend to you when checking in or checking out or offer any assistance.For check in and during your stay, if you require assistance you must contact: Colin Hussey

"Great 4 bedroom house for which worked well for a much needed family holiday" Great location, once there did not need to get in the car, could walk to the lighthouse, beach and town.

"A Top Spot indeed!" We were looking for a quick escape to Byron Bay with the comforts of modern living, and we found it in A Top Spot. We enjoyed the contemporary living spaces and interiors while being close to beaches where we can surf and swim. We especially loved relaxing in the spa in the backyard. Totally relaxed our bodies after being out all day.
