Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount is required 28 days prior to arrival. If booking within the 28 day period, full payment is required at time of booking confirmation.
All bookings are subject to a security bond. Credit card details (Visa card, Master card or Amex) are taken prior to arrival. A preauthorised security bond payment of $600 is processed prior to arrival and is cancelled 7 - 10 business days after processing, subject to the terms and conditions in this document being met. The security bond is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, etc.
Cancellation up to 28 days prior to check in date, if caused by the guest, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $150 cancellation fee will apply. If cancelled up to 28 prior to check in date, full refund is made less cancellation fee of $150.
The premises are available from 2.00 pm on the day of arrival and are to be vacated by 10.00 am on the day of departure.
Wireless internet is provided up to 20GB. If you require more data please contact Glenyss to purchase more data.
You will be checked in and out by our caretaker who will meet you at the property at a pre-arranged time.
All bed and bath linen is provided.
Any keys/remotes not returned will be deducted from the security bond at $20 per normal key and $100 per remote control.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with:

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.
Glass is strictly prohibited in the pool enclosure. If glass is found in the pool it requires the whole pool to be drained, thoroughly cleaned and refilled.
Departure - the property should be left in a similar state to its condition on arrival. All food and rubbish including empty containers and bottles must be removed from the property. All utensils or appliances that have been used must be left in a relatively clean state; this includes the BBQ. Dirty plates must be cleaned. The apartment as a whole must be left in a relatively tidy state. This does not include the need to make beds, fold towels, vacuum or mop the floor (unless the floor is in a particularly untidy state). If the preceding is not achieved a minimum extra cleaning surcharge of $100 will apply.
Check-out time is 10.00 am, to allow time to prepare the property for the next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Please, no smoking inside the apartment.
Loss - the owners take no responsibility for the tenant's personal property.
Should a tenant require duplicate keys after hours a $50 service fee will be charged by the managing agent. If no spare key is available tenants may be liable for any costs involved in gaining entry to the premises.
Boats and boat trailers are unable to be parked within the One Mile Ridge grounds.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
