Overlooking one of Port Stephens' safest ocean beaches, this luxurious 3 bedroom apartment is the perfect place to getaway from the hustle and bustle of city life. Surrounded by national park, white sand beaches and stunning natural attractions, this is a vacationer's dream. It is just 20 metres to the sand and rock pools from your front door. Families with young kids love it here because of the safe waters and easy amble back to get sandwiches or another bottle of water.

The apartment is tailor-made for holidaying families, couples or a bunch of friends away together. There are three queen bedrooms, an ensuite and a main bathroom, Plasma TV, DVD/VCR and CD player, climate control air-conditioning and security parking for two cars in the garage. All linen is supplied, wi-fi is included and tea and coffee on arrival. From the lounge and deck, you look straight down to the beach below, which is an ideal vantage point for firing up the barbecue and uncorking a bottle of sparkles.

Grab the morning newspaper and a pot of tea or the coffee plunger before settling down on the balcony to the sound of breaking waves. You can serve leisurely dinners in the full kitchen or use the balcony barbecue to grill the freshest catch of the day. Watch the whales in season from the balcony and from the many great viewing points around Boat Harbour. Dolphin spotting is excellent in Port Stephens' beautiful bays.

The gently and protected beach at Boat harbour is great for kids. Be sure to pack your snorkel as the rocky coves and pools provide excellent diving opportunities. And of course the name says it all - Boat Harbour is the place to set sail, drop a line and reel in a nice, long relaxing break. If you want surf action, One Mile Beach is just next door. A must see is the stunning Birubi Beach especially at sunset and for the more adventurous try sand sliding, camel riding and 4 wheel driving on the Stockton sand dunes. Nelson Bay is just a 10 minute drive away for shopping, restaurants, cafes, and the Marina..

We provide you details about access as soon as your booking is confirmed. Our Concierge, Susanna, looks after the apartment and she will meet you on arrival and show you around. You will have access to the whole apartment, garage and visitor's parking. One cupboard is locked for storage supplies. You will have access to all other storage space in the apartment.


Boat Harbour is just a magic part of the world. Quiet hidden jewel. Friendly. Serene. The perfect place to unwind and forget about the world. Known by the locals as a great fishing spot, picnic area and whale watching in season. Walk to Kingsley beach and One Mile Beach through the national park. Just a few kilometres to Anna Bay shops and Birubi Beach and Stockton Sand dunes. Salamander Bay shopping centre is just a 7 minute drive away. Nelson Bay is the main shopping hub and Marina of Port Stephens, just a 10 minute drive. Tennis courts can be hired on Blanch Street, just up the road from the apartment. Take a picnic or have a BBQ in the park directly below the apartment.

Getting around:

Boat Harbour is just 2.5 hours car drive from Sydney CBD and 20 minutes drive from Newcastle (Williamstown) airport. A daily bus service does depart to and from Sydney, however Port Stephens is best accessed by car. Car hire is available from the airport. Local bus services are available throughout the day to all locations in Port Stephens and taxis are also available. However, car is by far the best way to see all the wonderful sights and activities that Port Stephens has to offer.

Other things to note:

When you arrive, Susanna will let you know the wi-fi details and details about garbage disposal and collection days. She will also co-ordinate check out time with you. Mobile reception in Boat Harbour is limited and depends on coverage by your service provider. It is best to be on the balcony if you need to make a call. Coverage is fairly reliable along Gan Gan road. There is a landline for local calls or if you need to make an urgent call to a mobile or national number.

Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount is required 7 days prior to arrival. If booking within the 7 day period, full payment is required at time of booking confirmation.

All bookings are subject to a security bond. Credit card details (Visa card or Master card) are taken prior to arrival. A preauthorised security bond payment of $600 is processed prior to arrival and is cancelled 10 business days after processing, subject to the terms and conditions in this document being met. The security bond is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, etc. 

Cancellation up to 28 days prior to check in date, if caused by the guest, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $150 cancellation fee will apply. If cancelled up to 28 prior to check in date, full refund is made less  cancellation fee of $150.

The premises are available from 2.00 pm on the day of arrival and are to be vacated by 10.00 am on the day of departure.

Wireless internet is provided up to 20GB. If you require more data please contact Glenyss to purchase another 20GB.

You will be checked in and out by caretaker who will meet you at the property at a pre-arranged time.

All quality bed and bath linen is provided for 3 night stays or more. For stays less than 2 nights linen can be provided for an additional $20 per bed for the stay.

Any keys/remotes not returned will be deducted from the security bond at $20 per normal key and $100 per remote control.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with:

6 guests maximum occupancy - no exceptions.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.

Glass is strictly prohibited in the pool enclosure. If glass is found in the pool it requires the whole pool to be drained, thoroughly cleaned and refilled. 

The following are not permitted on the property:

Departure - the property should be left in a similar state to its condition on arrival. All food and rubbish including empty containers and bottles must be removed from the property. All utensils or appliances that have been used must be left in a relatively clean state; this includes the BBQ. Dirty plates must be cleaned. The apartment as a whole must be left in a relatively tidy state. This does not include the need to make beds, fold towels, vacuum or mop the floor (unless the floor is in a particularly untidy state). If the preceding is not achieved a minimum extra cleaning surcharge of $100 will apply.

Check-out time is 10.00 am, to allow time to prepare the property for the next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Please, no smoking inside the apartment.

Loss - the owners take no responsibility for the tenant's personal property.

Should a tenant require duplicate keys after hours a $50 service fee will be charged by the managing agent. If no spare key is available tenants may be liable for any costs involved in gaining entry to the premises.

Boats and boat trailers are unable to be parked within the One Mile Ridge grounds. 

Variations to these conditions may only be made by prior arrangements with the owner in writing.


2/4 Ocean Parade, Boat Harbour NSW 2316 

  • From Sydney take the M1(F3) Freeway North. 
  • At the end of the freeway turn right at the roundabout following signs to Taree and then move into the left lane to cross the Hexham bridge. 
  • About the time you reach the Hexham bridge you will be about half an hour away from Boat Harbour. Please phone our Manager/caretaker (contact details will be provided) and she will know that you are about half an hour away.
  • Turn first right to Williamtown into Tomago Road.
  • Follow the signs to Nelson Bay. 
  • At the Anna Bay roundabout turn right into Gan Gan road (signposted ‘Anna Bay, Boat Harbour’). 
  • Turn first right to Williamtown into Tomago Road.
  • Follow the signs to Nelson Bay. 
  • At the Anna Bay roundabout turn right into Gan Gan road (signposted ‘ Anna Bay, Boat Harbour’). This is about a half hour drive from the Williamtown turnoff. 
  • A few kilometres past Anna Bay you will see the ‘Boat Harbour’ sign and about 100 metres further on turn right at the roundabout into Blanch Street. 
  • Follow Blanch Street for about 1 km, pass the roundabout and turn 3rd left into Graham Street. 
  • Boat Harbour beach is straight ahead. The road turns to the left around the beach and Ocean Parade is first right. 
  • The apartment is located at 2/4 Ocean Parade. Our caretaker will meet you at the front of the building and show you to the apartment. One of the remotes opens the front security gate while the other opens the garage door which is the last garage at the back on the left. The keys include a key for the front security door, the front door (unlocks only the lower lock), the front balcony sliding door and the back balcony sliding door (these two doors open by turning the key clockwise).
  • On the morning of your departure check out time is 10.00 am. Please arrange with our caretaker a convenient time for her to meet you at the apartment to check out.
